HMOs aren't the problem. Badly run HMOs are.
A landlord in Gravesend has just been fined £35,000 for running an unlicensed HMO and frankly, cases like this make life harder for every landlord doing things properly.
Here's what Lalli Sidhu of Gravesham Let & Management Ltd was pulled up on:
🔸 Housing 7 people across 2 families without a licence
🔸 14 separate safety breaches
🔸 7 counts of failing to maintain the property
🔸 Failing to share key information with tenants
🔸 Refusing to pay until the courts intervened
Final bill? £34,375, plus costs.
With the Renters' Rights Bill now in force, the bar has been raised again, but our view at Home Share is that this shouldn't put serious investors off.
Demand for quality HMOs across Medway and the wider South East is only going to grow, and the South East already leads the UK on annual rental income (per Lendlord).
The opportunity is there. The responsibility that comes with it has just got bigger.
