In 2025, cash buyers accounted for 28% of the overall market, meaning mortgaged buyers made up the remaining 72%. These proportions are back in line with levels seen in 2021 and 2022, before the significant rise in interest rates.

In 2023, there was a particularly strong presence of cash buyers (not requiring a mortgage): 34% of sales England and Wales were for cash, compared with a 28% average over the previous five years.

This trend started to reverse in 2024, as mortgage interest rates started to come down and affordability improved. Mortgaged purchases increased as a result, with the share of cash sales slipping to 31%.

The reversal was completed in 2025, as interest rates fell further and affordability continued to improve. Mortgaged sales have now returned to the five-year average seen prior to 2023.

This is a signal that the market conditions are back to a more usual status quo. When interest rates were at their highest, the market was unusually reliant on cash buyers. A broader mix of buyers has now returned.

Looking ahead to 2026, further expected falls in interest rates and continued improvements in affordability should help support the modest price growth anticipated this year.

Across the UK, the average difference between the initial asking price of a property and it’s final asking price is -2%.

Setting the right price from the start is crucial, with homes that stay on the market for longer typically seeing bigger discounts to the original asking price.

For properties listed for 0–3 months, the average reduction is just -0.6%, rising slightly to -1.0% for those on the market 3–6 months. But for homes listed for over a year, the average discount climbs significantly to -6.1%.

Across the regions, differences range from -0.5% in Scotland to -2.4% in the South East and -2.7% in Wales, with most markets sitting between -1.9% and -2.3%.

Sustainability is becoming a core part of home renovations across the UK. Over the past five years, 34% of homeowners have made green improvements, as more people look to boost energy efficiency.
Solar panels in particular have moved firmly into the mainstream, with 56% of eco-focused renovators choosing to install them as part of their upgrades.
Younger homeowners are driving this eco-shift, with 69% of 25–34-year-olds opting for green enhancements – compared with just 18% of over-55s, who remain more focused on traditional comfort upgrades.
