The average deposit paid by a first-time buyer was Β£43,693. Perhaps unsurprisingly, almost two-thirds (63%) were in the top 40% income bracket.
Just over two thirds (68%) of first-time buyers paid less than a 20% deposit, while a fortunate 5% were mortgage-free.
85% reported funding the purchase of their first home with savings, whilst 27% received help from family and friends and 8% used inheritance.
Despite high costs, first-time buyers accounted for 53% of all home moves in Q3, the highest proportion in over a year. With increasing stability and the likelihood of mortgage rates coming down, more first-time buyers may enter the market in the coming months.

According to The Property Academy Renter Survey 2023, over a third of renters rent because they don’t have the deposit to buy a home.
However not everyone wants to buy. A substantial 27% of renters were renting out of choice over necessity, with 37% of renters planning to continue renting for 2 years or more.
Perks of renting include the flexibility (6%), the ability to have a higher standard of living and access to amenities (2%) and to work remotely (2%).
In the over 65s age group, home maintenance being taken care of is a big draw, with 6% citing this as their main reason for renting.

People move more often than they expect to, one of the findings revealed in the recently-released Property Academy Home Moving Trends Survey.
While just 23% of home movers expect to move within the next six years, the reality is that one third are likely to. This rises to 43% of first-time buyers anticipating they will stay six years or less, with just 37% staying this long in reality.
31% anticipate their new property will be their 'forever home', while only 28% actually ended up staying over 20 years.
The primary reason cited for selling a property was downsizing (18%), followed by upsizing (16%) and a change of scenery/ lifestyle (15%).

The demand supply imbalance in the rental market remains, with 17% of agents reporting that renters often offer above the asking rent, while 44% said that they sometimes do.
The average UK rent is Β£1,279, up 8.9% annually, but there has been a monthly fall of 0.3%, indicating a seasonal cooling in demand after a busy summer period.
Rents fell slightly in all regions, although the East of England, Midlands, South West and Wales still showed increases.
Although demand in the rental market is typically lower in winter, competition remains strong.

As we approach Christmas, 61% of respondents say "Ho-Ho-No!" to any refurbishments or fixer-uppers, wanting to move in hassle free in the countdown to Christmas.
Over a quarter said homes in need of refurbishment are most sought after, on average a merry 8% cheaper than the average property up for sale.
On the other side, those looking for a newly-refurbished home are paying a frosty premium of 19%, or nearly Β£70,000.
