𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝗽𝗲𝗿𝗺𝗶𝘀𝘀𝗶𝗼𝗻 𝘀𝗲𝗰𝘂𝗿𝗲𝗱 𝗳𝗼𝗿 𝗻𝘂𝗿𝘀𝗲𝗿𝘆 𝗲𝘅𝗽𝗮𝗻𝘀𝗶𝗼𝗻 𝗶𝗻 𝗕𝗿𝗲𝗻𝘁𝘄𝗼𝗼𝗱 🌱🖍️🧩

We are delighted to have helped 𝙨𝙚𝙘𝙪𝙧𝙚 planning permission for a nursery in Great Warley, creating 25 new pre-school places for local families.

The project involved repurposing an existing Nissen Hut into a new classroom within a sensitive Green Belt and Conservation Area location.

Initially, the application was heading towards refusal following concerns over highways, parking and local amenity. Our team prepared a detailed rebuttal letter, provided additional evidence and worked proactively with consultees to address their concerns, ultimately helping to secure a positive outcome.

𝗛𝗶𝘀𝘁𝗼𝗿𝗶𝗰 𝗿𝗲𝗳𝘂𝘀𝗮𝗹𝘀 𝗱𝗼𝗻’𝘁 𝗮𝗹𝘄𝗮𝘆𝘀 𝗺𝗲𝗮𝗻 𝗮 𝘀𝗶𝘁𝗲 𝗶𝘀 𝗮 𝗹𝗼𝘀𝘁 𝗰𝗮𝘂𝘀𝗲!

✅ We are so pleased to have 𝙨𝙚𝙘𝙪𝙧𝙚𝙙 planning permission for five homes outside the settlement boundary near Chelmsford.

This high-quality scheme with elegant landscaping had so many positives to it, but was hampered due to a historic record of refusals for similar schemes on site and a development boundary cutting directly through the plot.

Rather than rehearse old arguments, we identified why earlier schemes failed, mapped the relevant shifts in local and national policy, and built a strategy that dealt with the real points of tension in the planning balance.

We are delighted with the outcome for our client and thank both the Case Officer and 2M Architects for their proactive engagement during the determination process. A useful reminder that edge‑of‑settlement cases often turn on evidence, nuance and timing, not just policy conflict in isolation.

We recently secured planning permission for the er****on of a new livestock barn in the Oxford Green Belt. And then helped our client challenge and remove an unreasonable planning condition that would have stopped the barn being used for livestock at all.
