Stop asking agents what they charge. Ask what they get.

Everyone shops on fee. Almost nobody shops on result. But the only number that matters when this is all over is the one that lands in your account. I would rather charge a proper fee and get you twenty grand more than charge you nothing and leave it on the table. So ask your three agents one question. Not what is your fee. Ask what the last three homes like mine actually sold for, and how long they took. The honest answer to that is worth more than any discount you could squeeze out of them.

Here is how it happens, and it is invisible. A cheap agent saves you a thousand pounds on fee. You feel clever. You are not paying me to put your house on a portal.

Anyone can upload a home to a portal. A teenager could do it in ten minutes. That is not the job. You are paying me for the awkward phone call that saves your sale. For knowing which buyer is serious and which one is wasting your Saturday. For holding a chain together when one link panics at the worst possible moment. For getting you thousands more than you would have settled for, because I knew the offer was soft and I held the line. The listing is the bit you can see. The value is in everything you cannot.

Every agent in Cheltenham knows roughly what the others charge. So when you pick the cheapest one, stop and ask yourself why they are the cheapest. And here is the part that should really make you pause.
