Team Spotlight: Riaan Le Grange 🏡

Every deal looks good on paper. Riaan checks it on the ground.

Riaan is our Acquisition Officer in South Wales. He finds and negotiates our clients' purchases there. He has good relationships with local estate agents across the area, and he knows the streets. That's how he finds the houses and gets them at the right price.

He checks the numbers himself before an offer goes in. Comparables have to be recent sales, a similar size and the same house type, so a terrace is valued against terraces. Rent is checked with local letting agents.

When a letting agent said £850 a month was possible, but only with a high-end refurb at the top of the market, he wasn't keen to build a client's numbers on the best case.

On the deal he's putting through now, the offer was accepted at £110,000. Our build team priced the refurb at around £9,200 before the offer went in. The expected value once it's done is around £150,000, with rent of around £800

If you're newer to property, Riaan will take the time to explain it properly. He aims for strong equity and solid monthly cash flow, for you.

Client win. Sharon and Richard now own 3 houses, and number 4 is already on the way.

They wanted property working for them without it taking over their week. Here’s where they are now.

House 1 was bought for £80,000, refurbished, revalued at £120,000 and let at £800 a month.
Houses 2 and 3 were bought for £90,000 and £93,600, with light refurbs and expected rents of £725 and £750 a month.

Once all three are let, that’s £2,275 a month in rent and a target of around £725 a month after mortgages and costs.

Congratulations Sharon and Richard. We’re already looking at house 4 with them.

Rates are up. So are yields.

The average five year fix hit 6% on 5 October, the highest since September 2023. At the start of September there were nearly 1,500 deals under 5%. By 5 October there were 9.

But buy to let yields went up too. The average across England and Wales is now 7.9%, up from 7.5% a year ago. The North East is at 9.2%, second only to Yorkshire.

Landlords aren’t leaving either. The average Fleet Mortgages landlord now owns 18 properties, up from 12 a year ago.

Two dates to watch: the Budget on 28 October and the Bank of England’s rate decision on 5 November.

When borrowing costs more, where you buy matters more. It’s why we buy in the North East.

470 houses analysed. For the one.

Meet Tom. He finds and negotiates our North East purchases, and most houses get a no from him.

Out of 470 listings, 27 made the shortlist. 14 were worth a viewing. 1 was secured for the client.

The house has to fit the client’s numbers. Buy for around £60,000. Refurb for around £15,000. A target value of around £90,000 once done. Around £15,000 of their own money left in after refinancing. Miss one of those and it’s a no.

Our build partner views each house and prices the refurb before Tom makes an offer. If the numbers stop working, he walks away. When the right one comes up, he jumps on it.

We are not here to sell deals. We grow portfolios. Tom finds and negotiates, our partners on the ground refurbish the house and find the tenant, and you own it.

Andy Burnham's housing plans: what landlords should know.

The Prime Minister promised the biggest council house building programme since the post war era, led by Housing Secretary Angela Rayner. In the North East, the first wave of funding is an estimated £445m, supporting around 3,400 homes.

For landlords, the parts to watch are the ones aimed at the worst quality homes and the longest empty ones. The government plans to let councils take over the management of homes left empty for six months, down from two years. Landlords of the worst quality rentals would get warnings to improve, and councils would find it easier to acquire the home if they refuse.

Most of this is not law yet, and the detail on acquisition has not been published. Swipe through to see what is law, what is a Bill and what is still a pledge.

Based on the Prime Minister's conference speech on 29 September 2026 and MHCLG figures from 24 August 2026. The funding and the Social Housing Bill cover England only, and housing is devolved in Wales. Not legal or financial advice.

The 2028 EPC deadline does not exist any more. It was scrapped in January.

One date now: 1 October 2030. But the maximum fine went from £5,000 to £30,000, and the amount you can be made to spend went from £3,500 to £10,000.

There is a second date nobody mentions that is closer than 2030. Swipe for it.

UK rents rose 3.7% in the year to July 2026. Newcastle rose 9.8%.

Same country, very different markets. We pulled the latest ONS figures for eight UK cities and put them side by side. The big names sit near the bottom of the table. The North East and South Wales sit near the top.

Swipe through for the full comparison and why it matters if you are buying to let. Save it for later, and send it to anyone still weighing up where to buy.
