Great Sessions with Sam Lawson ( New Era property training) over the weekend where we deep diving in all the complexity of refurbishment project from acquisition, design, drawings, planning, project planning, trade team, budgets, refurbishment time life, health and safety compliance during built, building compliance, staging, budgeting, Tendering, Payment structure and Handover.

One of the few most knowledge sharing courses I have attended and will highly recommend it.

I had the great opportunity to upskilled myself in Property refurbishment with New Era training with the pleasure of having Sam Lawson as the coach.

I felt I knew a fair bit in structuring a refurbishment project through the few I have recently completed but having the expert in the industry explaining, showing me and sharing their docs on how create a detailed building specifications to better evaluate the project with more realistic costs and mitigation. Furthermore with the value added to building regulations and certification.

With the site seeing and the hand on approach from theory to practical.

In one word: Excellent

Little opportunity to share our experience on a great example of how you are able to maximise on an opportunity.

We had viewed a property recently: It was previously used as a W**d Farm.

There are some structural damage to the wall, celling, stairs and others.

The usual buyer would normally disregard such property and we did in the beginning but now if the numbers work then it's an opportunity.

A little disclaimer: we are just sharing our experience and point of view. Please do your own due diligence.

The white paper on the private Rent was published from the Government yesterday.

Few main changes which will made the sector more appealing for renters than landlords.

This is not legal yet, it's just the white paper it will take about 2 years to implement.

It is a good read for those interested.

Savills's 5 years property predictions recently came out:

It showed:

1- Slow increase on the Property market followed by a little correction

2 - Base rate to be around 1.5% to 1.75%

3 - inflation rate to average around 1.6% each

This will test the affordability of home buyers and property investors alike.

The Properties with poor epc ratings seem to be neglected by the average property investors at present according to " Letting Agents Today" due to the government changes coming in to play in 2025.

The average cost of repair to bring the epc rating to C seems to be averaging at £6,000.

Will this be an opportunity for you to explore or you will walk away from it?

Bank of England is planning to increase the base rate by 0.1% again, bringing the base to 1.1%.

The reason for this will be to control inflation.
