Managing serviced accommodation properties for clients is no easy feat and comes with additional pressure but here’s how we make sure we keep our clients happy

✅ Requirements Capture - Know your client and what it is that they’re looking for/struggling with or why they need management services. With that knowledge, develop a plan and execute flawlessly!

✅ Visibility - your clients should have access to see the booking calendar, listings and finances. We produce a profit report every month with all the finances that their property has produced

✅ Communication - keep your clients up-to-date with what’s happening with their property. It doesn’t have to be so frequent, but frequent enough for their needs. Be quick and honest to let them know about the good & the bad

✅ Charges - Be fair and clear on the charges, it should always be a win-win for all parties!

Do you want to learn how to operate your SAs remotely? Here’s how I’m able to not have to go to my properties to run my business:

- ✅ Utilise the correct software & systems! There are so many software packages out there to help systemise and monitor your property

- ✅ Build a solid team who will be on the ground. You need reliable people to do cleaning, handywork and other adhoc tasks as well as giving you regular updates about the property

- ✅ Have clear processes for all your operations. From setting up to resolving property issues, you should have a plan on how to go about these before they happen!

- ✅ Develop guides for your guests & team. You shouldn’t have to be present at the property to show your guests & team how to access the property and use various things

- ✅ Get to know the area and key points to be able to direct guests if they ever get lost. You can use Google Maps feature where you can drop a POV camera to any part of the map

⭐️ Make sure your monthly rates are competitive! It’s very easy to miss and have overpriced nightly rates for 1 month+ bookings, especially when you use dynamic pricing

⭐️ Have a solid pricing strategy to ensure that you can accommodate long bookings whilst also capitalising on short bookings

⭐️ Know your market, when long bookers are more likely to book and capitalise on that!

⭐️ Get amenities in your properties that cater to longer staying guests!

⭐️ Build good credibility so people can trust booking with you for longer periods

1 night bookings are a headache!

So many people miss out on maximising their occupancy whilst also increasing their profitability by not having 1 night stays allowed thinking that they’re all headaches. This is just one example of how much some guests are willing to pay for an easy 1 night!

Here are some things you can do to make 1 night stays easier to deal with whilst also capitalising:

⭐️ Put automations in to notify your cleaners about cleaning tasks and the cleaning window they have

⭐️ Setup automated messages for your guests to make back to back check-ins smoother and less labour intensive

⭐️ Boost the nightly rates for 1 night stays and optimise your pricing to capitalise on shorter staying guests, whilst still offering cheaper rates to longer staying guests

⭐️ Develop a pricing strategy that adapts your minimum stays depending on various factors

⭐️ Watch out for the red flags for potential parties and have monitoring systems in place!

My name is Andrew Agyemang.

Almost 3 years ago, I decided to give property a try and go into a market that bridges the gap between property investors & people needing accommodation outside of standard AST agreements & hotels - this bridge is serviced accommodation.

My aim with this business was to become the perfect tenant for landlords and offer exceptional customer service to the clients that were to stay with us. With this mindset and some hard work, I was able to secure 5 properties, within 12 months of each other, with all landlords very happy with the service I provided.

This business has now grown into a 6-figure company and allowed me to leave my professional career as an Aerospace Engineer and focus on providing value to more landlords, property investors, existing SA operators and agents.
