SFI 2026 is here 🌱

The Sustainable Farming Incentive pays farmers to farm sustainably while protecting the environment, supporting food production, and boosting productivity.

Two SFI26 application windows open in 2026: June and September: Window 1 opens in June for around two months but could close early if demand is high.

🚜 To apply for Window 1, your business must be registered with the Rural Payments Agency by 1 January 2026.
🌾 Your land must be linked to your SBI, with at least 3 hectares of agricultural land at application.
βœ… Eligible if you’re a small farm (50ha or less) or don’t already hold an ELM agreement like SFI or Countryside Stewardship.
πŸ’°Each business can hold one SFI26 agreement worth up to Β£100,000 per year.

The potential land value tax changes πŸ’°

Andy Burnham has sparked debate after suggesting the UK should move towards a land value tax.

This could completely change how property is taxed in Britain.

So what is it❓

Instead of taxing homes, mainly through council tax or stamp duty, a land value tax would be charged to the owners based on the value of the land underneath a property.

He argues the current system is unfair, particularly as council tax bands are still valued on what they were in 1991.

For landlords and large landowners, especially in expensive areas, this could mean significantly higher annual taxes on empty or underused land.

Supporters say it would push owners to actually do something with the land like develop it or use it more efficiently. But critics raise concerns that costs could be passed on through higher rent.

Others fear older homeowners or those in areas where land prices exploded could end up asset rich but cash poor. Very typical for a farming or landowning perspective, facing bigger taxes without higher income.

Let’s see what happens as it is currently only a proposal.
