When Chester and North East Wales Homes Sell. And Why Overpricing Quietly Kills Your Chances.
This image tells a very simple story.
Of all UK homes that successfully sell, 41.8% find their buyer in the first month. Then the odds start falling.
19.9% sell in month two. 11.7% in month three. 7.8% in month four. After that, the numbers get uncomfortable.

The latest TwentyEA data also shows that 61.7% of UK homes that successfully exchanged and completed in the last five months had no price reduction at all. The homes that made it to the finish line were, in the majority of cases, the ones that launched at a realistic price from the start.
Overpricing rarely produces a better result. More often it produces silence, then a reduction, then buyers wondering why the home has been sitting there.
The goal is not to give your home away. It is to launch at a price that makes the right buyers take notice and act.
