With every valuer holding a top level industry qualification, we pride ourselves on the accuracy of our valuation.
- Identify any Development Potential and advise on issues of concern
Many homes may have development or re-development potential that can significantly enhance the value. Conversely some properties have structural problems or are subject to legal disputes; again we can advise on how these can be dealt with in the most suitable manner.
- Establish and Implement a Marketing Strategy
Having established an asking price the next step is to devise and implement a marketing strategy. This will be individually tailored for each property and will involve a combination of press and internet advertising, targeted mail outs, hotlist telephone calls, office display and for sale boards. We undertake meticulous planning and attention to detail right down to the siting of the for sale board and use of attention grabbing riders. Our market leading sales brochures contain floor plans, easily assimilated key feature text, site and location plans. Professionally printed executive brochures are also available for a small additional charge. The effectiveness and outcome of the marketing strategy will be
monitored and relevant feedback given.
- Negotiate and Monitor Sale to Legal Completion
Our skill and experience in negotiation will ensure not only that you achieve the best possible price for your property but also that your buyers position is scrutinised and financial circumstances validated before their offer is recommended for acceptance. Many house sales encounter problems before contracts are exchanged, due to things like adverse surveys, legal queries and difficulties down the chain. We pride ourselves on our ability to overcome these problems and facilitate positive outcomes.
- Accompanied Viewings and Keyholder Services
We offer a 7 day accompanied viewing service in respect of any vacant property. We are also happy to provide a Keyholder Service for properties we are selling, whereby service utilities or other authorised parties can collect and return keys to us for safe keeping. Where a property is occupied by a vulnerable person, our service can incorporate pre-arranged viewing appointments for interested parties accompanied by a member of staff to ensure security and peace of mind.
