Generally they do but not always.In the early days we would get more more mess when people left. But years on and I think we are just generally more fussy with who we let in and have a much more in-depth referencing process, which in turn generally means we have more respectful tenants 🙏

Our last development 🤩 this was an old tool hire shop which we have converted into two, 2 bed houses. We dressed one of the houses to show it off to its best potential - this definitely shows why dressing a property is worth it. We don’t normally do it for rental properties but because we will use these photos for our portfolio we thought it was worth it. It was also a great lockdown project for the children 🙂
We were able to convert this building using prior approval as this was a retail building under 150m2 meaning we didn’t have to do a full planning application. We also did not have to comply with the national minimum size requirements, which would have meant we could only create 1 house.

Just send a message out to the tenants in this house on a tenant management app we use called Arthur saying we have a viewing today.
I got a message straight back from one of the tenants saying he will hoover and mop the floors before hand what a great tenant 😀
This one our smallest HMO only a 4 bed but people seem to like it smaller ones seem to make more sociable houses. This one also has great parking which makes a big difference when letting the rooms 🚙
