Dartford named Britain’s leading first-time buyer hotspot 🏡

Dartford has recorded the highest proportion of first-time buyer purchases in Britain, with 965 mortgage-backed sales in 2024 - equivalent to 19.36 per 1,000 homes. The Kent town offers an average first-time buyer price of £306,000, compared with £472,000 across London. Nuneaton and Bedworth ranked second, followed by the London Borough of Wandsworth.

Auction date for 'Ugly House' 🏚️

Tŷ Hyll (The Ugly House), a traditional Welsh tea room, garden and five acres of woodland within the Eryri Snowdonia National Park, is set to go under the hammer with a guide price of £190,000 later this month. The Grade II-listed property is one of the most recognisable and photographed in Wales due to its unique construction: it is built from large, mismatched boulders with no mortar originally used. The property is currently owned by Cymdeithas Eryri, the Snowdonia Society, which has owned it since 1988. The online auction will take place on Wednesday, September 23 between 5.30pm and 6pm, via Town and Country Property Auctions.

Liam Gallagher’s former Cotswolds mansion listed for £4.7m 🏡

A Grade II-listed Cotswolds mansion rented by Oasis frontman Liam Gallagher in 2024 has been listed for £4.7m. The restored Gothic property, Stanley Park, dates from 1584 and spans 17,000 sq ft, with 11 bedrooms, a ballroom, cinema, gym, sauna and large wine cellar. Gallagher paid nearly £17,000 monthly before Oasis’s reunion tour.

Affordable commuter areas outpace pricier markets 🚆

Affordable commuter locations around Glasgow and Manchester are recording stronger asking-price growth than many expensive southern hotspots, according to Rightmove. Falkirk led the locations examined with a 13.5% annual increase to £183,596, followed by Rochdale at 8.7% and Broxbourne at 8.1%. Several commuter towns around Glasgow, Manchester and Cardiff also posted substantial gains as buyers sought affordability, transport connections and access to green spaces. By contrast, prices declined in several London and Bristol commuter areas, led by Haywards Heath at 4.8%, Maidenhead at 3.9% and Bath at 3.8%. Rightmove said the figures demonstrate two increasingly different commuter property markets.

PM urged to protect renters from 'mansion tax' surcharge 🏠

Prime Minister Andy Burnham has been urged to protect tenants from potential rent increases linked to the new £2,500-a-year "mansion tax" on properties worth more than £2m. Renters’ rights groups have warned it would be “indefensible” for landlords to pass the cost on to tenants. The tax, which is intended to address wealth inequality, will apply to around 165,000 homes from April 2028. Propertymark has called for greater clarity over who is responsible for paying the surcharge; the government insists the cost will fall on property owners, not renters. Jae Vail, spokesperson for the London Renters Union, said: "The government must guarantee tenants are not billed for the surcharge as part of their usual council tax bill, and it should prevent landlords from passing on the tax in the form of rent increases."

A former Methodist Church in the Leeds suburb of Beeston is now live at auction, with a guide price of £475,000. The block has 16 self-contained one-bed flats. Auction House West Yorkshire said: "This substantial former Methodist Church is offered for sale via traditional auction and comprises sixteen self-contained one bedroom flats . . . Each of the flats has its own gas and electric supply and are offered with vacant possession allowing investors to make the necessary improvements before renting them out."

Housing supply surge pushes asking prices lower 🏠

Britain’s housing market is becoming increasingly buyer-friendly as a surge in properties for sale forces sellers to lower expectations. Rightmove said average asking prices for newly listed homes fell 2% in August, or £7,360, to £364,999, the largest August decline since 2018. Supply is at a 12-year high, prompting Rightmove to downgrade its 2026 forecast from 2% growth to between no change and a 2% fall. The slowdown is particularly pronounced in London, where asking prices dropped 4.4% in a month and the number of available homes reached a 16-year high. In Kensington and Chelsea, average new asking prices fell almost £100,000, or 6%, to £1.55m. Buy-to-let investors are taking advantage of weaker conditions. Hamptons said landlords accounted for 14.1% of July purchases, with 56% of investor offers at least 10% below initial asking prices. However, the rental market remains stronger, with average rents on newly let homes rising 1.9% annually to £1,401 in July, the fastest growth in 19 months.

Mark Zuckerberg buys historic Irish castle 🏰

Meta chief executive Mark Zuckerberg and his wife, Priscilla Chan, have purchased Strancally Castle and its 440-acre estate in County Waterford through an off-market deal. The price was not disclosed, although the Gothic Revival property is estimated to be worth between €20m and €30m. Built around 1830 and situated beside the River Blackwater, the 16,000 sq ft castle has undergone a 20-year restoration. The couple are expected to remain based in the US and use the castle during visits to Ireland, where Meta has maintained its European headquarters since 2009.
