Why is my face on my boards? 🤔

It’s a question I’ve been asked more than once.

The answer is simple.

When you instruct me to sell your home, you’re not instructing a company. You’re instructing me 🙋🏼‍♀️

I’m the one who values your property.

I’m the one who carries out the viewings.

I’m the one who negotiates the sale.

I’m the one who keeps the chain moving and hands over the keys at the end.

So I think it’s only fair that you know exactly who you’re dealing with from day one.

For years, estate agency has been built around brands, logos and office windows. But in reality, people don’t choose a logo to sell their home. They choose a person they trust.

UNDER OFFER 🏡

I’m delighted to share that Rosemount is now under offer.

The buyers are a lovely couple with their much-loved dog, who are looking forward to swapping town life for countryside walks and making the most of everything Chorleywood has to offer, especially the Common right on their doorstep. 🐾

The sellers have their own special connection to this move too. I helped them purchase the property four years ago when they were starting out as a young family, and now they’re moving on to find the extra space they need as their family grows and school priorities change.

Helping people through different chapters of their lives is one of the things I love most about this job. From first homes to family homes, it’s a privilege to be part of the journey.

After a long wait and plenty of patience, I’m delighted to say that Thompson Way in Rickmansworth is now under offer 🤝

The buyer originally secured this property six months ago, but sadly her own sale fell through, bringing the whole chain to a halt ✋🏻

Fast forward to today, and she’s finally been able to secure the home she fell in love with all those months ago 💛

Property transactions don’t always follow a straight path, but when the right buyer and the right home come together, it’s worth the wait.

When I decided to become self-employed, one of the questions I was asked most was:

“How will you compete without a high street office?”

The truth is, I never believed people chose an estate agent because of a shop window.

They choose the person they trust.

Someone who knows the area.
Someone who understands the market.
Someone who will answer the phone when they need advice.
Someone who will be there from start to finish.

Over the years, the way people find an agent has changed dramatically.

Most sellers now start their search online.

They read reviews.
They visit websites.
They look at social media.
They ask friends and neighbours for recommendations.

But what they’re really looking for is confidence in the person they’re trusting to sell their home.

That’s why I chose to build my business around relationships rather than premises.

A lot of homeowners focus on getting their property on the market.

But the real goal isn’t getting listed.

It’s getting moved. 🔑

Here are five ways to give yourself the best chance of a successful sale:

1. Price realistically from day one
Overpricing can reduce interest and slow momentum. The strongest interest often comes in the first few weeks.

2. Get your home market-ready before launch
Presentation matters. First impressions count, both online and in person.

3. Choose an agent who will be honest with you
The highest valuation isn’t always the best advice. A realistic strategy will usually outperform an optimistic one.

4. Understand the sales process

Most buyers search within set ranges, for example:

🏡 Up to £750,000
🏡 £750,000–£800,000
🏡 £800,000–£850,000

Yet I regularly see homes launched at:

£805,000
£815,000
£825,000

…when they could potentially generate far more visibility as “Offers Over £800,000” 💡

Not because the home is worth less.

But because portal visibility matters 👀

If a buyer’s search is capped at £800,000, they may never even see the £805,000 property.

❌ No click
❌ No enquiry
❌ No viewing

Sometimes it’s only a small percentage difference in price… but it can make a huge difference in how many buyers actually find your home online.

Of course, every property is different and there are always exceptions. But pricing strategy is just as important as presentation when launching a home to the market.

It’s not just about listing a property… it’s about giving it the very best chance to sell 🗝️
