Do you know what this is? This is dry rot.

As always, expect the unexpected came into play again! The original scope was to hack off old plaster, tank the walls and replaster due to salt damage to the internal finish. This is because the wall is nearly entirely earth retaining and built into the forest hillside.

When hacking off the plaster, we exposed the timber at the top of the wall, which was damaged from dry rot, including the door lining . We performed a further investigation, which found no further spread up to the floor above and no further on the rest of the door lining so we were able to remove the damaged timbers and replace them to eliminate the dry rot.

Heavy rain......take a few minutes to check inside your home.

After periods of heavy rain keep an eye out for damp patches, staining or discolouration on walls and ceilings. Donā€™t forget to check around window seals, corners and areas where water could potentially get in.

Catching these signs early can help identify leaks or water ingress before they turn into a bigger, more expensive problem!

What is dry rot?

Dry rot is a type of fungal decay that affects timber, usually when wood is exposed to prolonged damp or moisture and has poor ventilation. The fungus thrives in these damp conditions and can gradually break down the timber, causing it to lose its strength and structural integrity.

Does it spread?

Yes, as it develops, dry rot can spread from affected timber to other areas, sometimes travelling through walls, floors and other materials in search of a suitable moisture source.

How do i know if it's dry rot?

Common signs include the timber becoming dry, brittle or cracked, a musty or fungal smell, shrinking or distorted wood and the appearance of fungal growth or fruiting bodies.

Why do we need to treat it?

If left untreated, dry rot can spread extensively and cause significant damage to a buildingā€™s structure, potentially affecting joists, floorboards and roof timbers. Treatment is therefore important to identify and eliminate the source of moisture, remove or repair affected timber and prevent the fungus from spreading further and causing more costly damage.

New floor going in!

Unfortunately this customer was dealing with an outbreak of dry rot in the bathroom. Due to this, the timbers have been removed and the masonry has been sterilised in bathroom and adjacent walls, which were also affected. Unfortunately dry rot can spread vastly so it's important to ensure all affected areas are treated properly to stop it in its tracks.

That doesn't look very smooth.......is it meant to be?

No, it's actually important that this coat is not smooth on the wall. The scratches and grooves are intentional as they give the next coat something to grip onto. It's what we call the mechanical key; the grooves and rough texture provide a physical surface for the next layer of plaster to lock into.

Why is that important?
It prevents delamination, a smooth, polished base could cause the new plaster to slide or detach as it dries.
It controls suction, the rough coat helps the next coat bond more consistently rather than drying unevenly.
It helps thickness, the texture gives the following coat a more predictable surface to build on.

It definitely doesn't look pretty or perfectly uniform at this stage but it's important it doesn't!

The main part of our job is to expect the unexpected. When we removed the plaster from this clients wall recently, it was clear that the original wooden lintel was rotten and had completely broken down.

Why would you use wood for a lintel as it will rot?

In older brick houses, wooden lintels were commonly used to support the brickwork above an opening such as a window or door. They often used timber because it was readily available and easy to work with, as time progressed, they moved on to use stone, concrete or steel as it doesn't break down so easily.

What does a lintel do?

A lintel is essentially a horizontal beam spanning the opening. The brickwork above it puts downward load onto the lintel, the lintel then transfers that load sideways into the brickwork at either side of the opening. This prevents the bricks above the opening from simply falling into the opening.

They serve a very important purpose in our homes!
