Architectural services

With our architecturally trained technicians, we ensure that you get a professional and experienced architectural design service and we offer expert advice and guidance for essential property information. Our architectural design service covers everything from planning and building control to feasibility studies. Planning

We will prepare drawings for and make a Planning Application on your behalf to the relevant Council. Alternatively, you may put us in funds at the time of instruction. Whilst we can give you an estimate for the cost of making the Planning Application, it is impossible to say how much negotiation we will have to enter into before the permission is granted therefore, we may have to charge you additional time. In this respect you must remember you are paying us as your advisor, not paying us a fee for obtaining consent. Listed Building Matters

We will advise on the ways in which Listed Buildings can be altered or adapted. We will prepare a Listed Building application. These can be complicated and can take a long time, due to the subjective judgement of the officer concerned. When the consents have been permitted there are usually conditions which require further detailed drawing work before the construction commences. Building Regulations / Working Drawings

Building regulations are technical standards, published by the government to which all building work must comply. We will produce working drawings to comply with those standards and make an application for Building regulation Approval. The Local Authority requires a fee for this application at this stage. A drawing approved for Building Regulations does not constitute a working drawing. It is intended to show statutory compliance and it may be necessary to produce more detailed drawings to enable the building work to proceed. Building Regulation applications can also be dealt with by private specialists inspection companies - we will assist you in choosing between the two systems. Design and project management

James Slater & Co can design and manage building schemes of virtually any size, whether it is a simple alteration through to a major development. Our practice has built good working relationships throughout South West England, so you will always be in safe hands. We offer a full project management service for residential and commercial construction projects, which extends from inception to completion of the building works. Our project management services can be tailored to client requirements and we will co-ordinate with consultants or contractors; we can provide a comprehensive, professional service. Our client base has ranged from private clients, schools and colleges to residential homes. For commercial and domestic purposes:

• Extensions
• Alterations
• New builds
• Renovations or refurbishment projects

Surveys and valuations

Buying a property is probably the biggest financial decision you are likely to make, so let our team at James Slater & Co help you. Surveys provide essential information to help you make your decision. They form a large part of our workflow. All our surveys are produced according to RICS guidelines, addressing each area of the building. Building surveys

We can offer two main types of survey, the RICS Home Buyer's Survey and Valuation, suitable for smaller properties and many modern houses. The full Building Survey is more comprehensive and is essential to the purchaser of older and more complex properties. Valuations are used for sales, probates and legal matters and our team always provide our clients with appropriate advice in each individual case. We can offer:

• Building survey
• Structural survey
• Measured and land survey
• Home Buyer's Survey and Valuation
• Major Defects Survey
