Where is spring? compared to the last two years it has been quite disappointing, same can be said for the property market, but like the weather, the property market for the last two years has been exceptional and now we are back to the norm. Below are March's sales figures and property graphs that I post each month. Data was taken from Rightmove and is for the SW18 area, with a small part of SW19 and SW17.
As you can see March's sales agreed are well below 2022 and 2021, 2020 was Covid, 2019 and 2018 the market was trending downwards, 2017 was flat and 2016 was the introduction of the 3% additional stamp duty hence the spike to beat it.

When the property market takes a downturn one of the things we observe is the number of properties on the market decreases as homeowners, reluctant to sell for less than they might have got before, take their properties off the market and wait for prices to recover. The irony with this is that if they are looking to buy a more expensive property then that is only going to end up costing more too.
