Seeing the whole picture, from the ground up 🚁

Every survey report comes with limitations. When a surveyor can't safely see a roof, chimney stack or high-level gutter, the report has to say so, and that often means a recommendation for "further investigation" before you've even exchanged.

That's where our drone comes in.

At Gawthorpe & Co, we offer drone photography as an extra to help get a clear, close-up view of the areas that are normally out of reach. The photos below were all taken during recent inspections.

What this means for you:

✅ Fewer limitations in your report, so you get a truer reflection of the property's condition
✅ Roof coverings, chimneys, flashings, valleys and rainwater goods inspected properly, not just glimpsed from the pavement with binoculars
✅ No need for ladders, scaffolding or access equipment
✅ Less chance of being sent off to arrange (and pay for) a roofer or other contractor to take a look before you can make a decision
✅ Photographic evidence you can keep and refer back to

Buying a home is one of the biggest decisions you'll make. Our aim is to give you answers, not more questions.

Covering Clitheroe, the Ribble Valley, Lancashire and West Yorkshire.

🚁 One survey, three major issues, and the drone caught the one nobody would have seen.

We recently carried out a survey on a property in Accrington, and it’s a perfect example of why a thorough, hands-(and drone-)on inspection matters.

Here’s what we found:

🏠 Roof condition - Using our drone, we identified a poorly conditioned roof with a chimney stack that had been removed. Not something you’d spot from ground level, but a significant defect that could lead to costly repairs down the line.

⚠️ Damaged asbestos ceiling - An overboarded ceiling was found to be concealing damaged presumed asbestos material underneath. This is a serious health and safety issue that requires specialist removal or management, and one that would have gone completely unnoticed without a survey.

🚨 No smoke alarms - Not a single smoke alarm was fitted anywhere in the property. A basic safety requirement, missing entirely.

Three issues. Three different types of risk. All found in a single, thorough survey.

This is exactly why a proper RICS survey, and the right tools to go with it make all the difference. A quick viewing simply won’t show you what’s really going on.

🔍 DEFECT SPOTTING: What We Actually Find on Survey

Buying a property? Here's a snapshot of the kind of issues our surveys uncover - the things that don't always show up on a standard viewing.

1️⃣ Movement to an external wall
Caused by a self seeding tree in the garden

2️⃣ Damp staining to an internal wall
Caused by failed pointing and failed sealant to the gas and electricity meter boxes.

3️⃣ Damaged roof tile
This roof was replaced within the last 5 years, a minor thing but worth noting.

4️⃣ Single skin outbuilding wall movement
A self built structure which was unstable and unsuitable for future use unless 1000’s of pounds worth of works are undertaken.

5️⃣ Asbestos Soffits
A common find in properties pre-dating the year 2000, however always worth noting to budget into costing for future works.

6️⃣ Invasive Plants
Bamboo - This can cause detrimental consequences to structures if planted too close to a property.

These are all real examples from recent surveys, the kind of things that can cost thousands if they're missed before you exchange. Just because the property appears to be “Sound” on the outside and inside doesn’t mean it is. Our surveys have you as our client at the forefront of them.

A recent survey review from Dominic stated “ Michael’s survey and post survey chat gave us the confidence we needed to push through with the purchase”. This is why I do what I do and this is why people choose Gawthorpe & Co Surveyors.

When you instruct a survey on a potential property purchase, you’re not just buying a report - you’re buying who’s on the other end of the phone when something worries you 🏡

That’s the difference with an independent, one-person practice: no call centre, no handing you between different surveyors depending on who’s free. From the first phone call to the final report (and every question after), you deal with me. Every time.

Richard found this out for himself on a recent Level 3 Building Survey, and it’s exactly why several issues we flagged were later confirmed by a CCTV drain survey, rather than missed. 👇

Thinking about a survey on a potential property purchase or know someone who is buying one? Please don’t hesitate to pass them my details.

Thought of the Week: Why the Cheapest Survey is Rarely the Best One 🏡🏚️

When you're buying a property, it's tempting to treat a survey like any other quote - get three prices, pick the cheapest, move on. It's understandable. Buying a home is expensive enough already, and a survey can feel like just another box to tick before completion.

But a survey isn't like getting a few quotes for a new boiler. It's the one report that stands between you and a property you might be about to overpay for, or one that's hiding problems you can't see. And when it comes to something that important, the cheapest option is very rarely the best one.

What you're actually paying for:

A survey fee isn't just paying for someone to walk around a house with a torch and a clipboard. You're paying for years of experience, a trained eye that knows the difference between cosmetic wear and a genuine structural concern, and a level of care that takes real time to deliver properly.

A rushed inspection, carried out by whoever's cheapest and available that week, is far more likely to miss something. And the things that get missed are rarely small - damp that's been painted over, movement that's been disguised, a chimney that's no longer structurally sound. These aren't details you want discovered after you've exchanged contracts.

The false economy

Here's the uncomfortable maths: if a cut-price survey misses a defect that costs several thousand pounds to put right, the money "saved" on the survey fee disappears many times over. Worse, you've lost the chance to renegotiate the price, ask the seller to fix it, or walk away entirely, because you didn't know about it until it was too late.

A good survey isn't an added expense on top of buying a house. It's what protects the biggest financial decision you're likely to make.

What a proper service actually looks like

The best surveys aren't just about the report itself. They're about the conversation that happens around it - being able to sit down afterwards and talk through exactly what was found, what genuinely needs attention and what doesn't, and what your options are. That kind of personal, unhurried approach takes time, and time is exactly what a bargain-basement price doesn't allow for.

It's also worth asking who's actually doing the work. A large, low-cost firm may send whoever's available and least busy that day. An independent, local surveyor is often the same person from your first phone call through to the final conversation about the report - someone who knows the area, knows the kind of properties you're likely to encounter, and has a reputation locally worth protecting.

The bottom line

Price matters, and nobody wants to be overcharged. But when you're choosing a surveyor, the question isn't really "what's the cheapest price?" It's "who's going to give me the clearest, most honest picture of what I'm about to buy?"

Get that part right, and the fee becomes one of the smallest numbers in the whole transaction - especially set against what it might end up saving you.
