We completed on this one back in June! 🔑

The previous landlord was looking to exit, so we agreed to purchase with the tenant in situ, solving a problem for the seller. However, the tenant moved out, giving us the opportunity to get stuck into a full refurb! 🔨

It’s had a full rewire, new roof, new bathroom and has been fully plastered. We’re now putting it all back together and bringing this property back to life!

We’ll be keeping it as a 2 bedroom property, which will be perfect for a couple or small family. 🏡

On Saturday, I attended a Prosperity Network event in Manchester, with 350+ property investors all in one room!

Always love days like this. Catching up with people I already know, meeting new faces, talking property and sharing ideas. There’s always something to take away when you get in the right room with the right people.

The property market is constantly changing, so staying close to what’s actually happening on the ground, understanding the numbers and surrounding yourself with people who are actively doing deals is more important than ever.

Springwood all complete and successfully remortgaged! 🎉

This property has undergone a full refurbishment, including a complete re-wire, new roof, stud wall in the attic to create two bedrooms. It also benefits from a brand new kitchen and bathroom, full redecoration and new flooring throughout.

The numbers:
💷 Purchase price - £90,000
🔨 Refurb & fees - £55,000
🏡 End value - £200,000
🏦 Money pulled out - £150,000

The money pulled out allows us to repay our investors or recycle the funds into the next deal, continuing to grow our portfolio.

Our investors earned £10,875 on this deal. 💰

Garden Street update ⚒️

This “light refurbishment” isn’t looking quite so light anymore! 😂

Originally bought with a tenant in situ, the plan was to carry out a light refurbishment around the tenant - bringing the property up to date, modernising it and making a few improvements to better suit their needs.

Instead, the tenant moved on to pastures new, which gave us the opportunity to dig a little deeper and take the refurbishment further than originally planned.

Luckily, we always run our numbers based on the worst case scenario and build contingencies into our projects. This means we can adapt quickly when circumstances change - without the numbers falling apart. 💪

The property is now:
• Fully ripped out ✔️
• Reroofed ✔️
• Rotten joists replaced, with a new supporting wall built ✔️
• Bathroom window blocked up to allow for a better layout ✔️
• 1st fix rewired ✔️
• 1st fix plumbed ✔️
• Attic stud wall erected to create separate bedrooms ✔️
• Fully plastered ✔️
Next up:
• 2nd fix plumbing
• Kitchen installation - kitchen ordered 👌

We’ve been a little quiet on social media over the summer, but behind the scenes there’s still been plenty going on!

Officially left Lidl. 🙌

12 years of retail has finally come to an end.

No more 4am alarm clocks, no more 11pm finishes, no more weekends, bank holidays, and Christmas spent on the shop floor. More importantly, more time with family. 👨‍👩‍👦

I’d been working towards leaving for a while, and while it was never perfect, it absolutely served its purpose. It gave me stability, structure, and skills that helped shape who I am today. I started at 19 as a uni drop-out, thinking it would just be temporary while I figured things out… 12 years later, I'm finally on that path.

During that time I worked my way up, and then slowly stepped back down as my property business began to grow and demand more of my focus. I look back at my time with gratitude for the experiences, lessons, and people I’ve met along the way.

Now that chapter is closed, it’s full focus on the property business. With more time and energy to commit, the goals are bigger, the standards are higher, and it’s time to see where I can really take it. ✨️
