Another project with a returning client, and one where the potential was there from the start. We worked through the early stages to reshape how the house would function, extending out and up to make better use of the footprint and create over 600 sq ft of additional space.

From there, it was a full upgrade. New systems, improved insulation, and a reworked layout with an open-plan kitchen and living space at the centre, designed for day-to-day use rather than just appearance. The finish was chosen alongside the client to bring a bit more warmth into the home while keeping everything practical and easy to maintain. A considered transformation that changes how the space is used and how it holds up long term.

This property was taken right back and completely reworked to create more space where it mattered. A large extension, loft conversion, and full refurbishment helped reshape it into a home that feels open, practical, and ready for modern family living. We’re in the next stages of developing North Street, and this is where the layout really starts to open up.

On the ground floor, the front room is being turned into a large bedroom with its own ensuite, making better use of the space and setting the standard for the rest of the house.

Up in the loft, we’re building on what’s already there. The existing dormer gives us the footprint, so it’s about reworking the layout, improving insulation, and creating two bedrooms with a bathroom set into the corner.

This is the stage where the plan starts to feel real, and the house begins to come together properly.

Most of the work we’re delivering right now sits in the HMO space, and for good reason. It’s not just about finding a property and converting it. It’s about guiding the whole process so everything works together, from sourcing and planning through to build and handover. Some projects are about adding value. Others are about scaling it properly. This was a collaboration with an experienced developer who knew the industry well but needed the right support to take things further without stretching their time. We worked alongside them to source, design and deliver a large HMO, bringing in the right team at each stage to keep everything moving.

The scheme included a full back-to-brick refurbishment, loft conversion and rear extension, turning the property into an 8-bedroom, 9-bathroom co-living space designed for the current market. A joined-up approach from acquisition through to completion, building something that stands out while still performing as it should.

The lights are on, someone’s cooking, and the place is already being lived in. That’s always the aim. Not just finishing a project, but creating a home people want to move into and stay in.

For this returning client, we handled everything from finding the property through to handing it over ready for tenants. Once secured, the focus was on making the space work better. Opening up the layout, bringing in more light, and shaping it into something that feels easy to live in day to day.

While that was happening, we managed the full process behind the scenes. Planning, building, and coordination all kept moving without the client needing to step in. Now it’s doing exactly what it was meant to. A well-used home, a steady income, and a strong addition to the portfolio.
