Launching your house to the market during the Festive Season isn't as bonkers as you may think, in fact it's actually one of the smartest things you can do. Why? Well here are three reasons:

πŸŽ„ It's a Buyer Boom: House hunters are searching in their droves between Boxing Day and the end of January- by launching your house to the market during this time you are guaranteed to get lots of eyeballs on your property.

πŸŽ„ Get Ahead of Your Competition: By launching your house to the market on Boxing Day you will get your property ahead of the January rush of people putting their houses on the market. By the time they take action at the beginning of 2023, your property could already be sold!

πŸŽ„ A New Year is Coming Which Means a New Start For People: After Christmas people start looking for a change and new adventures, for many people this means moving to a new house so it's important to have your property in pole position to be found online.

By launching to the market on Boxing Day, this can really help you to do that.

As the new year approaches thoughts may be turning to saving money for a new home. Here are five things you can do to make that an easier process:

🏠 Cut down on unnecessary expenses: Go through your monthly outgoings and cut out what you don't need like that expensive gym membership for example.

🏠 Try and save on your rent: Can you move into a smaller place that’s cheaper? Get a roommate? or can you move in with family to save for your deposit/ down payment?

🏠 Use cash for most of your daily transactions. People tend to be more aware of how much they’re spending if they buy with cash instead of a card.

🏠 Keep your credit score in good shape. The better your credit score, the better the interest rates on any loans you apply for will be, which will save you money in the long run.

🏠 Make extra money: Increasing your income is another way to boost your deposit savings. There are countless ways you could do this, from freelancing in your spare time to selling stuff you no longer use.

It will take time to save for a new house but these small sacrifices will be well worth it.

Cooking a turkey for Christmas dinner doesn't need to be complicated. Here are five tips to getting it right:

πŸ¦ƒ Choose the right size turkey:

If you’re buying a whole turkey then plan on 1 pound (uncooked) per person.

πŸ¦ƒ Plan for the long thaw: You want to allow 1 day in the fridge for every 4 pounds of turkey, so refrigerate a 12-pound bird for 3 days, a 20-pound bird for 5 days, and so on.

πŸ¦ƒ Skip the stuffing:

Instead of packing your bird with bread cubes that inevitably turn soggy, cook stuffing outside of the bird, in a deep casserole dish.

πŸ¦ƒ Use a roasting rack:

The roasting rack helps keep the bottom of your turkey from steaming and sticking to the bottom of the pan. No rack? No worries! Just cut onions into 3/4-inch thick slices, arrange in two parallel rows, and place the bird on top.

πŸ¦ƒ Let it rest:

Letting the bird rest allows the juices (a.k.a. moisture) to redistribute. If you carve too soon, the liquid will be mostly on the cutting board and your meat will be dry.

There you have it, five tips to ensure that the star of your Christmas dinner can truly shine this year.

Many of the Christmas treats we eat are toxic to dogs. Here are four things not to give your fur buddy this festive season:

🐢 Chocolate: All chocolate is toxic to dogs especially dark and cooking chocolate

🐢 Christmas Dinner: Skinless, plain turkey is absolutely fine but most festive dinners are laden with fats and strong seasoning like salt.

🐢 Mince Pies & Christmas Pudding: These treats contain raisins, sultanas and dried fruits- all of which are harmful to dogs.

🐢 Custard and Cream: A lot of dogs are lactose intolerant and scoffing these sweet treats can lead them to having an upset stomach.

The last thing you want this Christmas is a trip to the vet with your pooch, so keeping them safe and away from the dinner table is the best thing you can do.

Home ownership is one of the biggest milestones in a person's life. It's a time when you can finally put down roots and settle into a place that you can call your own.

But it's also a big decision, one that should not be taken lightly.

If you're thinking about buying a bigger home in the new year, there are a few things you should ask yourself first:

🏠 Do I really need a bigger home?

It's important to be honest with yourself and ask whether you really need a bigger home, or if you're just trying to keep up with the Joneses. Buying a bigger home can be expensive, and it's not always worth it if you don't actually need the extra space.

🏠 Can I afford it?

Another important question to ask is whether you can afford to buy a bigger home. Mortgage payments, maintenance costs, and homeowners insurance can add up quickly, so make sure you have enough money saved up to cover all of those costs.

🏠 What will I do with all of that extra space?

One downside of buying a bigger home is that you often end up with more space than you know what to do with. If you're not going to use all of that extra space, it might not be worth it to buy a bigger home.

🏠 What kind of repairs or renovations will I need to make?

A bigger home usually means more repairs and renovations, so make sure you account for that in your budget. You may need to install new windows, update the wiring or plumbing, or paint the walls.

🏠 How will this impact my family?

Finally, think about how buying a bigger home will impact your family. Will everyone have enough space? Will there be enough bedrooms for everyone? Will everyone be happy with the change?

Taking all of these things into account will help you decide whether buying a bigger home is the right decision for you and your family.
