🏡Lakeland View - Mid Year Update 🏡
🧐It’s hard to believe but Lakeland View, our 6-bed luxury holiday property in the heart of the stunning Lake District, has been up and running for nearly 6 months …where has the time gone??
🏡 This beautiful 16th century character property has been welcoming our guests since late December, and the bookings just keep coming, with the summer almost fully booked now and well into the months beyond.
🛌We knew this property would be a shrewd investment due to its central location, competitive purchase price and large size, as it accommodates up to 12 guests. And now with the new addition of the hot tub and decking area, we are expecting big things from this unique addition to our portfolio!
🤕However, the ‘bedding in’ period has not been without its challenges ….
Firstly, the conveyancing process took longer than we expected, so we didn’t end up completing until early December, when we had planned for end of October. Therefore, our first bookings weren’t until the Christmas and New Year period, when we’d hoped to have profited from revenue throughout the whole of December. The quietest months of the year being January & February traditionally also meant the early revenues were not as forthcoming as we wanted, having to wait until the holiday let market picks up March/April onwards to start to see the cash flowing as forecasted.
🤕Secondly, there have been some maintenance issues, again not unexpected, and certainly not with a property of this age and size - we’ve been tackling a persistent leak in the lounge (which we hope we’ve now got to the bottom of) and a broken double bed in the large master bedroom downstairs (reported by, presumably, some rather ‘enthusiastic’ guests!).
All part of the process, as frustrating as it may be, and certainly not unusual for a day in the life of a property business! However, all are minor issues that we dealt with promptly, so as not to disrupt our guests enjoyment of their holiday, and so we can get back to ‘business as usual’ as swiftly as possible.
📅As we look forward to the coming months, and indeed a large part of this year, the bookings are coming in thick and fast, and thanks to the 5-star reviews we’ve been receiving, the nightly rate continues to increase as occupancy rises and availability becomes limited.
