From the worst house on the street to.......

Yes, literally the best, and the most energy efficient on the entire street.

I was delighted, if not totally unsurprised when the Energy Performance Certificate (EPC) results came back on Project Onion this week with such a positive rating.

It has come some distance from being in a state where being inside it was an actual hazard to your health, and is a great result for one of the oldest & town centre properties in the area.

If YOU own the worst house on the street around the North Coast or Derry~Londonderry and don't know what to do with it, reach out, because we do, and I don't mind admitting we do it rather well!

This was me this morning. Totally focused on a day of admin, diary cleared, nothing could stop me now.

Or could it?

Of course it could! The hours of paper shuffling (which it's no great secret I detest) were replaced with the appraisal of a site which already has full planning permission in place, viewing of a property which has just recently just come back onto the market, and another off market opportunity.

I'm not going to lie, this is part of the job I enjoy the most, and given it was a dry day for once, I was in no hurry and took my time at each location!

Long story short - all 3 viewings today have a lot of potential in their own right, so it looks like I have a lot of number crunching ahead of me tomorrow now to see if I can make any of them work for me.

Unless I can escape once again...........

Project Onion is nearly done! Few more days painting, get the carpets down upstairs, a sweep of the yards, and we are good to go.

The changes to this wee house since it came our way are nothing short of stunning (it actually looks bigger now), and the new tenant is more or less getting a brand new house to move into!

This week we have been mostly doing very pretty things!

Joiners are 95% done, painters start this week, and I reckon a couple of weeks from now this one will be wrapped up.

The new tenant is waiting patiently to move in, so the pressure is on big time.

A fantastic week's progress

The trades have obviously been keeping themselves very busy in my absence down at Project Onion - we now have a fully connected gas boiler, the water is back on, the kitchen is taking shape, bathroom likewise, and the plasterwork should see some paint this coming week.

Oh, and the new front door has been fitted too!

Being able to trust the 'team' of trades around me to ensure the project stays on track is invaluable at times like this.

Everything is coming together nicely at the moment, I can see this one being ready now in a matter of a few short weeks, fingers crossed.

Day 5 post surgery and here are a few things I have learnt......

1. I really miss the convenience of being able to drop into multiple property viewings per day, often at very short notice.

2. I also miss the ability to drop onto site unexpectedly, to check on progress and see who all have (or haven't) turned up.

3. Day time TV needs abolished immediately.

4. I need a sling on my other arm too to keep me out of the fridge!

Now it looks a bit like a house again!

It's true what they say, it isn't until the walls are skimmed that a project truly starts to take shape.

And this one is no different.

It always seems to define that crossover between the dusty, dirty, 'wrecking' trades, to the making things nice / putting things back together trades, and I look forward to having some paint on these smooth walls as soon as they are fully dried out!

Oh, did I mention, I've already got 2 parties interested in buying this one? Told you demand locally was crazy.

The demand for accommodation shows no signs of slowing down!

It's only Wednesday, but twice already this week I've been been stopped on the street to ask if any of my properties are currently vacant, or if any rooms in my HMOs are empty.

Unfortunately I am unable to assist at the moment, but it goes to show just how high demand remains for accommodation locally.

As a developer, it is my aim to provide as many safe, modern, high quality units as possible for those who need them, and I am currently working on a number of projects in my local area.

It is my intention to increase the number (and size) of these projects as we head towards 2026 and beyond, and in order to do this, I am offering the opportunity for new investors to come onboard.

Is it actually getting better?

I'm aware I haven't posted an update for a few weeks now on Project Onion, mainly as 1 skip looks much the same as another!

Now, however, it is getting to the stage where the place is actually getting put back together -

✅️1st fix plumbing
✅️1st fix electrics
✅️Gas connection made, awaiting boiler
✅️New windows in
✅️New roof on
✅️Plastering underway, to be completed this week

I'm really pushing for big progress on this one over the next few weeks now, it seems to have been going for years!
