Week 2 of the Refurb: ✌🏽

Part 2 - Master Bedroom: Why have we gone back-to-brick?πŸ€”

The front of the property had an ongoing leak from the guttering which entered the first floor main bedroom and caused high levels of moisture on the walls. πŸ’¦

We decided to go back-to-brick on the affected walls to air them out, whilst we wait for the guttering to be replaced. 🧱

When the ceiling was stripped out we noticed that it had previously been lowered, so we want to open up space and gain additional height allowing more natural light to enter from the large window. πŸͺŸπŸŒž

The loft space is directly located above this bedroom, and we plan to create a storage room with flooring above the bedroom ceiling so building control advice has been sought. 🀞🏽

This third and final part of our 1 year Anniversary - Reflections series discusses the need to review and develop strategies in an evolving market. πŸ“

With the Bank of England increasing interest rates for a 14th consecutive time, many investors are moving away from the traditional buy-to-let (BTL) strategy due to lower net profits. Those that are playing the long game will still maintain BTL in their portfolio to benefit from capital appreciation when the market recovers. πŸ“ˆ

In the current downward market trend, which may simply be a short to mid-term correction (who knows?), it is essential that we explore alternative opportunities. Whilst many property investors have already diversified to serviced accommodation (SA), HMOs, or commercial, we are currently exploring a hybrid strategy which we are calling ππŸ‘π‘πŸπ’π€ (Buy, Refurbish, Refinance, Rent-to-SA). 🏑

This is a live project that we currently have, where we have purchased a 3-bed terraced house and are renovating it to SA spec, to then be refinanced onto an SA product, and ultimately rented out to an SA operator to lock in 3 to 5 years of guaranteed rent. πŸ’°

The additional benefit of this is that once the property has met the qualifying period there is the possibility to utilise the capital allowances scheme, which would mean offsetting corporation tax and having tax-free income! 🏦

1st Year Reflections - Part 2 πŸ€”

𝐍𝐨 𝐌𝐨𝐧𝐞𝐲 𝐃𝐨𝐰𝐧! (ππŒπƒ) πŸ™ˆ

This is a pet peeve and misleading at the very least. In this game, money is a necessity and when we hear people say "NMD," we can’t help but cringe! What they really mean is NOYOM (None Of Your Own Money), and this can be true if the funds are acquired from borrowing either via investors or lending – but let’s be real for a minute…..who is in that fortunate position when starting out?? πŸ˜’

Pretty much all aspects of property investment require some form of capital to begin with, whether that be for company formation, business systems, marketing, software, running costs, compliance, etc. However, there are ways where you can utilise existing lines of personal credit or equity to build your business, as long as you understand how to de-risk any long-term consequences of borrowing. πŸ€“

In short, NMD is not true at all – but using money from other sources can kick start your business and allow you to embark on projects probably easier than you think. πŸ‘πŸ½

So, it’s the 1st anniversary of our property investment limited company and what a journey it has been over the last 12 months! πŸŽ‚

We just wanted to take some time over the next few days to share three key experiences of the learnings, trials and tribulations. πŸ™‹πŸ½β€β™‚οΈ

First up….

𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐭𝐫𝐚𝐒𝐧𝐒𝐧𝐠 𝐩𝐫𝐨𝐯𝐒𝐝𝐞𝐫𝐬 πŸ§‘β€πŸ’»

There are many of them, some more established than others, but all essentially claiming to teach you how you can invest in property and generate profit. Some go as far as saying you can give up your day job in next to no time, but what they do not tell you is that the only way you can achieve your goals is by ensuring that you have a sales mindset!

It’s all well and good learning strategies, building a power team, developing relationships with investors and potential joint venture partners, but you really need to sell yourself – whether that’s through your business model, your deals or the marketing of your business.

So, in summary, make sure that you develop a sales mentality, because it is probably the biggest single thing that will determine how you present yourself to your network. πŸ«±πŸ»β€πŸ«²πŸ½
