After all these years in property, I like to think I’ve seen most things… but THIS was definitely a new one! 🤣

My client is a HUGE Sonic fan, so imagine my surprise when I walked into the property and was greeted by this little fella! 🦔💙

And when I say little… he was DEFINITELY bigger than life size! 😂

I always try to photograph a property exactly as it is, capturing the personality and quirks that make every home different.
BUT… there are some things even I thought might be slightly distracting from the actual property! 😜

So yes… a little bit of Photoshop was required. 😂

Although I have to admit, removing Sonic felt slightly rude… he was clearly very much at home! 🦔🤣

The good news is, he’s not being abandoned… in the new property, Sonic will have his very own bedroom! 🏠💙🦔

Because obviously, every member of the family needs their own space! 😂

And this is exactly why I love what I do — no two clients, no two properties and definitely no two days are ever the same! ❤️🏡

😂 Today's Property Rant... Shared Experience Time! 🏡☕️

Estate agents don't always have the best reputation... and honestly, I get why. 😅 But we're definitely not all cut from the same cloth, and that's exactly why I love the self-employed model. My reputation depends on giving honest advice, not just telling people what they want to hear.

Here's today's episode... 🎬

🏡 Property marketed at Offers Over £190,000.
👀 Viewing booked.
🚪 Showed them around.

💬 Explained everything about the property, the sellers and, most importantly...

👉 The sellers would NOT consider offers below £190,000.
Simple enough, right? 🤷‍♀️

A few days later...
💰 Offer: £178,000 ❌ Rejected.

Then...
💰 "We'll increase to £180,000... but we're also looking at another property, so we'll think about it for a few days." 🤔

⏩ Fast forward... THREE WEEKS later...
📱 "We'll offer £190,000."

Unfortunately... 🚫 Too late. The property had already sold.
Moral of the story? 🤓

Sometimes your estate agent isn't trying to negotiate against you... we're actually trying to help you secure the home you want! If I tell you the seller won't accept below a certain figure, it's because I already know. 😉

Listen to your agent (the good ones anyway! 😂) and you might just avoid missing out on your new home.

One Of My Biggest Estate Agency Pet Hates... 🤦‍♀️🏡😂

Property goes on the market... ✔️
📸 Loads of photos.
📝 Honest description.
💷 Priced to reflect the fact it needs a bit of TLC.

Viewings take place... all good.

Then the feedback arrives...

🗣️ "It needs quite a bit of work, so I'm going to offer way below the asking price." 🤔

Erm... no s**t, Sherlock! 😂

That's EXACTLY why it's priced where it is! 🤷‍♀️

If the kitchen was brand new 🍽️, the bathroom sparkling ✨, the décor perfect 🎨 and everything was finished to a high standard... you'd be paying MORE for the property! 💷📈

Buying a property with potential doesn't mean you get the house and the discount twice! 😅

Am I the only estate agent that has this conversation on repeat😂
Anyone else guilty of thinking this, or am I on my own? 👇🤣
