have pulled off an incredible letting season in one of the toughest times for student lettings in Coventry and managed to get pleanty of students through the door and have filled all our student houses for 2025

Insta has been on the bottom of my list of things to do.
With a heavy refurb going on at home, keeping that ticking has been my number 1 priority.

One of the biggest tasks has been to empty our entire house and sell, give away, throw or store the entire contents - that is something we massively underestimated.

The house has been stripped now.

All 11 steels are now in and we've opened up all the walls

We're very pleased with how the outside is looking too.

I'm well over due some videos to show the work in more details.

We received a letter asking for information

We log in on online banking, it actually asks for nothing and then says its happy.

Notification stays there

Doesn't matter how many times I click it, I get the same thing,

So I call Barclays... They said if I think I've done everything then their team will check and the notification takes time to go away

Fine, I've got enough s**t to do and the letter they sent says I've got until 6th March

Today Barclays abruptly closed down our business account!

I called to speak to them and there's nothing that can be done now... It's irreversible. A cheque is in the post containing the balance of the bank account, hopefully!

So I've spent most of today calling up lenders to pay the next mortgage instalment manually... That is very hard to do.

This is one of 3 business accounts I have with Barclays... I plan to have none as soon as possible 😡

Halifax House price index figures showing December are out

It's interesting and slightly unexpected that December was up from November

The challenges with mortgages had started to loosen up slightly so there may have been some sales ages in previous months going through in December

I feel another poll coming on...

Ever hear of the 40-40-40 illusion?

Most of you will know this and that's why we invest.
Borrow from Angel investors, borrow from the bank, not all debt is bad.
Invest it for healthy returns and retire on your own terms.

My kids understand this well

The Cashflow game is a brilliant educator. It's monopoly on steroids. They learn to manage their balance sheet, keep a cash ledger, I taught them to calculate ROI so they can stack deals.

Highly recommend you get this game.

There's probably some adults that need to play this game.

was a 2 bed terrace house which were converting into a 5 bedroom all ensuite Student HMO.

One of the secrets to get the bedroom space needed, is the stairs.
Brand new U-shaped staircase goes in the middle.
We've tweaked the size and positioning to perfection.

Putting the pieces together for the communal space
