As well as paying the rent, you may also be required to make the following permitted payments. TENANTS Permitted payments:
Before the tenancy starts (payable to M&M Sales Lettings Management Ltd)
Holding Deposit: one weeks rent
Deposit: five weeks rent
During the tenancy (payable to the Agent)
Payment of Β£50 for each permitted change to the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above the current Bank of England base rate
Payment of any reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
Utilities - gas, electricity, water & sewage, oil
Communications - telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages. Tenant protection

Fully Managed Service:
(a) The Letting Set Up Fee Β£495+VAT
(b) Management Commission equivalent to 8%+VAT monthly
The Letting Fee will be payable for each agreement granted to new tenants. An Administration Fee of Β£100 + VAT will be payable on each Rent Increase Administration per tenancy. If there will be no rent increase there will be no fee payable. Sale of rented Property
In the event of a tenant or prospective tenant introduced by The Agent completing the purchase of the property at any time, a commission will be payable by The Owner to The Agent equivalent to one- and one-half percent of the selling price. Let Only Service:
Our fee for the Letting Only Service is half of the first month rent but not less than Β£495+VAT
Photo Inventory starts from Β£120+VAT (4 beds or more- additional Β£30/room)
DPS Β£90+VAT
Sale of the Property:
Our commission fee is 1.3%+VAT of final selling price. Marketing Fee is Β£395 incl VAT payable upon putting the property on the market. This fee includes taking photographs, virtual tour, EPC certificate and floor plan. This fee will be payable upon completion of the sale. If there will be no sale of the property no fee will be charged
