๐ UK house price growth slows in September.
UK house price growth halved to 0.8% annually in September, down from 1.6% in August, according to Nationwide.
Prices also fell 0.2% month-on-month, taking the average property price to ยฃ274,251.
๐ Mortgage rates and economic uncertainty continue to weigh on buyer confidence, with inflation and higher energy costs adding to pressure on interest rates.
๐ The North-South divide remains clear: Northern Ireland recorded the strongest growth at 5.9%, followed by the North West at 3.9%. Meanwhile, Southern England fell 0.1%, with London growing by just 0.4%.
๐๏ธ Flats are also lagging behind houses, with prices virtually unchanged over the past year. Since 2020, flat prices have risen around 14%, compared with 31% for semi-detached homes.
There is some cautious optimism, however. Earnings are rising faster than house prices, improving underlying affordability. Nationwide says the market could regain momentum if mortgage rates ease, energy prices stabilise and consumer confidence returns.
