🏠Are You Renters’ Rights Ready?
I’ve just attended the latest Propertymark seminar on the Renters’ Rights Act, and the message was clear — big changes are coming for landlords.
Here are the key takeaways every landlord needs to know 👇
🔹 All landlords will soon be legally required to join the new PRS Landlord Ombudsman Service – with fines from £7,000 to £40,000 for failure to join or advertise without registration.
🔹 A new Private Rented Sector Database will require both landlords and properties to be registered. No registration = no legal right to regain possession.
🔹 Section 21 is going – replaced with new Section 8 grounds, including sales or moving in (after 12 months) and updated rent arrears rules.
🔹 Expect far greater scrutiny on repairs, maintenance and communication records – keeping proper documentation will be key.
🔹 The Ombudsman will have powers to order apologies, remedial actions or compensation for tenants.

• Review documentation and complaint handling processes
• Check your repair/inspection routines meet the Decent Homes Standard
• Update your terms of business if you use agents
• Seek early professional advice before the new rules take effect
