Not only are interest rates at the lowest they have been for nearly four years, mortgage lenders have relaxed affordability rules, and the availability of property is the highest it has been for several years. It is anticipated that the Bank of England may further reduce the base rate to 3.5% in the first half of this year making buying your first home even more appealing.

The average budget for a first-time buyer in Waverley in 2025 was £395k according to the Office for National Statistics. There is no Stamp Duty Land Tax (SDLT) on properties priced up to £300,000 and a discounted rate of 5% applied to the portion of the price between £300,001 and £500,000 for first-time buyers. Many are avoiding buying flats and apartments, and the service charges they come with, and instead investing in a house, up to the discounted SDLT threshold.

Finally the 2025 budget details have been revealed and despite much speculation in the press about changes that might affect the housing market, not much has changed for the average buyer or vendor.

🔸Home Buying & Selling: From April 2028 a High Value Council Tax Surcharge will be introduced on properties valued over £2 million The surcharge ranges from £2,500 to £7,500 a year across four price bands, and will be in addition to the existing council tax.

🔸Private Rental Sector: April 2027 will see Landlords incur a 2% increase on property income tax.

The good news for the majority of home owners and buyers is there is no change to stamp duty and the speculation about a property tax for homes over £500,000 has proved unfounded.

With some financial analysts predicting an increase of 2-4% in house prices in 2026, now could be the ideal time get market ready.
