Newly released data from the 2021 census shows that there were significant changes in the make-up of people living in the private rental sector in the last decade.

There was a 17% jump in the proportion of private sector renters working in higher managerial and professional occupations, and today they make up almost one in six.

The proportion of private sector renters who own small businesses rose by 30% since 2011 – and there were over 660,000 at the latest count.

The number of mortgage products available has risen to 5,338, its highest level since February 2022, and more than double the availability seen in October 2022.

The average shelf life of a mortgage deal has stabilised, increasing to 15 days, up from lows of 12 days in July.

Both the average two and five-year fixed rates have been falling from the start of August, currently at 6.66% and 6.08% respectively.

Latest data from the English Housing Survey reveals that there are 3.3 million second homes. Of that, the vast majority are rented out (69%).

A small portion are second homes which are due to be rented out or sold shortly (6%) and a very small slice are used by student children (just 1%).

As another academic year draws to a close, the great student migration begins. The number of students starting new leases in July was 48% higher than in the previous month, increasing competition and putting more upward pressure on prices.

Average rents rose 3.8% month-on-month, in part supported by student activity as they flock to new cities.

Rents climbed in every region but one. There were significant uplifts in average rents in the South West, Scotland and the North West. Lowest rents are in the North East and, unsurprisingly the most expensive region is Greater London.

Over 8.1 million owner occupiers in England and Wales now own their homes outright. This constitutes 52% of owner occupiers, rising to over 90% of those aged 65 or more.

Based on sales price data from the Land Registry, downsizing from a 4 or more bedroom home to a 2-bedroom apartment could release, on average, over £250,000. The amount varies by region.

While freeing up under-occupied homes would help ease some of the housing stock issues in the market, downsizers will also reduce their ongoing costs and in many cases would be left with a large pot of equity.

Such equity could be used to launch children onto the housing ladder, to purchase an investment property or a holiday home, take a holiday of a lifetime or boost the pension pot.
