Wondering how far your budget could stretch? Find out which types of property and locations come up trumps when it comes to getting more bang for your buck.

The average property in the UK costs ยฃ282 per square foot, according to Zoopla's latest report but the sum rises to an eye-watering ยฃ1,491 per square foot in Londonโ€™s chic enclave of Kensington and Chelsea and drops to just ยฃ104 per square foot in Burnley, Lancashire.

In case youโ€™re wondering, weโ€™ve measured property on a price per square foot basis because itโ€™s a useful way of comparing prices. It strips out variations to give a like-for-like benchmark.

The north-east offers the best value for money, with homes costing an average of ยฃ157 per square foot. Itโ€™s followed by Scotland at ยฃ160 per square foot, and Wales and Yorkshire and the Humber, both at ยฃ199 per square foot. Homes in Burnley are the cheapest in the UK on a price per square foot basis, with the cost coming in at an average of just ยฃ123. Other towns that offer good value are Sunderland, Dundee and Hull.

MORE than 50 per cent of people responding to a Nub News poll believe the Royal Arcade could revive Crewe's town centre.

A majority of those answering our Twitter poll posed after the plans were given the go-ahead yesterday (Wednesday) were positive about the scheme.

But a minority - less than a third voting - believe it could be beset by the economic problems facing the UK's High Streets.

The development will initially see the building of a new bus station and multi-storey car park by August 2023 as part of the first phase of a project, whose hybrid planning application was voted through by Cheshire East Council's strategic planning board.

The second phase of the development is in outline format and detailed plans will need to be submitted at a later date for the retail and leisure outlets the developers Peveril Securities hope to attract.

These include cafรฉs and restaurants, gym, a bowling alley, cinema as well as retail operators.

Plans for new Crewe cultural quarter revealed in ยฃ750k Lyceum Square revamp

PLANS have been submitted to transform Creweโ€™s Lyceum Square into an events and performance space.
The centre of Lyceum Square in front of the Lyceum Theatre is to become a mixed-use space to host events, festivals, performances and activities throughout the year.
There will be a new events stage with an integrated digital screen.
While part of the outdoor market shed, which currently lies empty, is to be turned into a creative centre. Shipping containers and cabin units will be put in place to provide a base for small start-up businesses and artists to collaborate and exhibit their work.
Colourful street furniture and improvements to key approaches to the square, including the installation of overhead festoon lighting, floor graphics and a wall mural, are also part of the scheme - called Ly2 - which Cheshire East Council is delivering after ยฃ750,000 of government โ€˜accelerated fundingโ€™ via the Towns Fund to the Crewe Town Board.
The vision for Ly2 was developed by the Crewe Cultural Forum to enhance the setting of the Lyceum Theatre and Crewe Market Hall and create a cultural heart for the town centre

Mortgage price war: the cheapest deals revealed as rates continue to plummet

Mortgage rates have fallen to record lows, with Platform now offering a two-year fix with a rate of just 0.79%. Borrowers with big deposits currently have their pick of dozens of sub-1% mortgages, and rates are continuing to drop each week. Here, Which? takes a look at the best rates on the market and offers advice on what youโ€™ll need to think about before settling on a mortgage deal.

Whatโ€™s happening in the mortgage rate war? The mortgage rate war began back in May, when TSB fired the starting pistol by launching the first sub-1% fixed-rate mortgage seen since 2017. Since then, lenders have been battling to offer the best rate and there are now more than 100 sub-1% mortgages on the market. A couple of weeks ago, Nationwide entered the race by launching its cheapest-ever two-year fixed-rate deal for homebuyers and remortgagers, with an initial rate of just 0.87%. That deal has now been eclipsed by Platform, which is now offering a rate of just 0.79%. Platform is part of the Co-Operative Bank, and its mortgages are only available through brokers.

In 1 July 2020, the government announced a year-long cut to help buyers whose finances were affected by Covid. Until June 2021, home buyers didn't have to pay stamp duty on the first ยฃ500,000 of a purchase price. This meant a saving of up to ยฃ15,000.

โžก๏ธ The government later extended the tax holiday from 1 July until 30 September this year. During this period - which is now coming to an end - home buyers don't have to pay stamp duty on the first ยฃ250,000:

ยฃ0-ยฃ250,000 = 0%
ยฃ250,001-ยฃ925,000 = 5%
ยฃ925,001-ยฃ1,500,000 = 10%
ยฃ1,500,000+ = 12%

โžก๏ธ From 1 October 2021, rates will return to pre-Covid levels. That means the point you to start paying stamp duty will be ยฃ125,001:

ยฃ0-ยฃ125,000 = 0%
ยฃ125,001-ยฃ250,000 = 2%
ยฃ250,001-ยฃ925,000 = 5%
ยฃ925,001-ยฃ1,500,000 = 10%
