The top end of the market is particularly stagnant - budget uncertainty means everyone is sitting on their hands. Stability and predictability are what's needed from the government in order to foster confidence in business and housing markets. Sadly we're seeing neither at the moment. Mortgaging in 2025? It’s not just the rate.

Product fees, tighter lending, legals, disbursements, ILAs etc all push up the real cost of borrowing.

I’ve seen some mortgage deals where the fee costs more than the first year’s interest 🤯

Twice in two days I have spoken to vendors who have their properties listed without their consent. In one case it was even without their knowledge. Terrible practice from some unscrupulous companies and agents that frankly give the industry a bad name.
