I am using my parents unencumbered property as security, allowing me 100% funding for the purchase and refurb.

1. Get the keys to my personal flip ✅

2. Moving our residential home ✅ (ironically in the same street as the flip)

3. Light refurb finished and get new tenant in my Cumbernauld buy to let ✅

4. Get the refurb at the Aberdeen buy to let completed by the end of the month ✅

5. Start the refinance process next week ✅

6. Back out sourcing more deals ✅

Received this email from my solicitor on Friday 🤦🏽‍♂️

The seller pulled out of a purchase I was going ahead with in September 2024….

I just got hit with this £900 invoice for the bridging lender solictor fees 13 months later, even though it fell out the bed through no fault of mine 🤯

The joys of property 🙂‍↔️🫡
