Just kicked off our latest assisted sale project in Bothwell, and here’s a perfect example of why thorough cost planning is crucial in property: Ā£800 to remove two tons of rubbish from the garden alone. This is exactly the kind of expense that can catch new investors off guard if they’re only focusing on the obvious renovation costs.

When budgeting for a refurb, it’s essential to look beyond just the visible improvements like kitchens, bathrooms, and decorating. Site clearance, waste removal, skips, and general preparation work all need to be factored into your numbers from the start. These ā€˜invisible’ costs can quickly add up and eat into your margins if not properly accounted for.

We’ve already got our Howdens kitchen design sorted, but getting the site properly cleared was our essential first step. Remember - a thorough initial assessment and realistic budget planning can be the difference between a profitable project and one that runs over budget.

ā€œJust wrapped up an excellent meeting at Gleneagles Hotel - there’s something about that stunning setting that really sets the tone for productive business discussions. Met with an investor to review our diverse portfolio of ongoing projects.

We’re particularly excited about our property flip in Dumfries, which is progressing well. We also dove into our assisted sales strategy, which is really gaining momentum - we’ve got two promising projects underway in Bothwell and Hamilton. The pipeline’s looking strong too, with three potential assisted sales on the horizon - two in Rutherglen, and a particularly interesting opportunity with a six-bedroom farmhouse in Strathaven.

This is exactly why I love being in property - being able to take meetings in prestigious locations like Gleneagles while managing multiple projects across Scotland. It gives me the freedom to structure my day on my own terms while building a sustainable business. The flexible schedule means I can focus on what matters - finding the right opportunities and creating value for both our investors and property owners.
