First of all, why would you want to build a relationship with an estate agent? The answer is that, if you follow a strategy like buy to let, probably 90-95% or more of your deals are going to come through estate agents.
I know there are other ways we can find properties, such as going direct to vendors, through leafleting, running social media ads, and so on.
This is all good stuff, by the way, and we are definitely going to do more but even if you do that itโs still the case that probably 95% of all the deals you are ever going to want are in the estate agentsโ offices. Most vendors, when they want to sell a property, are going to go to the estate agents, so it makes sense that develop relationships with estate agents in your investment area.
You want them to bring you the deals and that means putting in the graft to make sure they bring you them!
When speaking to agents, its important to get to know them and make sure they feel as though they are getting to know you! Remember, they probably have a ridiculous amount of calls from people claiming to be investors. One agents once told me that he couldn't believe the amount of 'investors' that call once and then disappear - its important to set yourself aside! Be personable and be consistent!
Our first deal was brought off market by an agent we have built a great relationship with!
