From delayed materials to trades being a pain in the arse. This refurb has seriously tested my patience.

Peopleโ€™s perception of property is seriously off. Itโ€™s not easy, itโ€™s not a โ€˜get rich quickโ€™ scheme ๐Ÿ™„ Itโ€™s a bloody nightmare most of the time ๐Ÿ˜

Remember - if it was easy, anyone and everyone would do it.

You need serious levels of patience in this game.

Does it align with my life goals? Yes. ๐Ÿ‘Š๐Ÿป

Honestly, walking through this property was absolutely horrible..

You know one of those where you come out and feel like you need a shower? Yeah it was one of those ๐Ÿคฃ

Nevertheless, at the right price, this could make an awesome home..

Just think though, how many properties do you drive past that are just an absolute mess inside? The answer is wayyyy more than youโ€™d think!

Weโ€™re always on the hunt and this was a great property to view - offer going in Monday morning ๐Ÿ‘Œ๐Ÿป๐Ÿ‘Œ๐Ÿป

First of all, why would you want to build a relationship with an estate agent? The answer is that, if you follow a strategy like buy to let, probably 90-95% or more of your deals are going to come through estate agents.

I know there are other ways we can find properties, such as going direct to vendors, through leafleting, running social media ads, and so on.

This is all good stuff, by the way, and we are definitely going to do more but even if you do that itโ€™s still the case that probably 95% of all the deals you are ever going to want are in the estate agentsโ€™ offices. Most vendors, when they want to sell a property, are going to go to the estate agents, so it makes sense that develop relationships with estate agents in your investment area.

You want them to bring you the deals and that means putting in the graft to make sure they bring you them!

When speaking to agents, its important to get to know them and make sure they feel as though they are getting to know you! Remember, they probably have a ridiculous amount of calls from people claiming to be investors. One agents once told me that he couldn't believe the amount of 'investors' that call once and then disappear - its important to set yourself aside! Be personable and be consistent!

Our first deal was brought off market by an agent we have built a great relationship with!

If you're an experienced property investor, or a total newbie, having a strategy is vitally important.

It's important that your strategy fits in with you goals. You'll often hear people talking about 'start with the end in mind' - something that we totally agree with.

Capital growth and rental yields are two ways you can make money as a property investor, so they are important to understand before you buy a property, and maximise opportunities whenever possible.

What is property capital growth?

Many property investors have a long-term โ€˜buy and holdโ€™ strategy in mind, whether thatโ€™s five years, 10 years, or 20 years; capital growth is the amount of money you make when you sell your investment property.

What is rental property yield?

Rental yields signify the rate of return from an investment. Estate and letting agents, such as Romans, will often include the expected gross rental yield on investment properties being marketed.

To calculate the approximate net rental yield, and work out how viable an investment decision is, simply subtract annual expenses from the annual rental income, and divide this result by the total cost of the property. Multiply the result by 100 for the net rental yield percentage.

For us, we adopt the strategy of holding for the long term. Of course, circumstances can change but our goal is to build a portfolio that can create long term wealth.

Ask yourself why peeps

Hear this question asked all the time and it got me thinking earlier. I used to think that wealth was how much cash someone had, or how much of something someone owned.

Wasnโ€™t I wrong eh.

The reason why we do what we do is so that we donโ€™t have to be tied to a โ€˜9-5โ€™ (nothing wrong with that by the way, for all those that will have a strop on). I want to be able to take holidays when I want, take days off when I want. Enjoying freedom is the main.

Not only that, but building a legacy for our future family is something I want my kids, and their kids, to be proud of.

Ask yourself why you do what you do, if it doesnโ€™t align with your goals then find something that does.
