Well, we are a month in on the Renters Reform Act. At SLL we delivered our obligation to our landlords and provided every tenant a copy of the Written statement of terms, either by email or hand delivered and evidenced. There are still a lot of regulations that our landlords will be informed of. if you are a self managing landlord who needs some guidance then please reach out. In some cases, it is that you don’t know what you don’t know. So, why take risks when the sector is changing so much?

One of the most significant pieces of legislation for landlords is the Homes (Fitness for Human Habitation) Act which applies to private landlords. This requires homes to be safe, healthy and free from hazards that could cause serious harm. It means also that the property must be hazard free at the start of the tenancy and throughout the tenancy. Any repairs creating a hazard must be dealt with when notified and there are greater accountability powers for your tenants if the home isn't compliant. This places a greater responsibility on our inspections and communication with your tenants.
