🏡 FRIDAY BUYER TIP — Viewing etiquette matters
A property viewing might only take 15–20 minutes for a buyer, but for the seller it can mean a lot more.
They’ve tidied, cleaned, rearranged their day, sometimes rushed home from work, sorted children or pets, and got everything ready in the hope that **you might be the person who falls in love with their home.**
That’s why no-shows and last-minute cancellations can be so frustrating. Of course, plans change, but if you can’t make a viewing, please give as much notice as possible.
And if you do view? Feedback really matters.
I’d say one of the biggest frustrations for sellers is hearing nothing afterwards. Even if the property wasn’t right for you, constructive feedback helps the vendor understand:
✅ What buyers liked
✅ What may be putting people off
✅ Whether presentation could be improved
✅ Whether the price feels right compared with other homes you’ve seen
✅ Whether there are any recurring concerns they need to address
It also helps me, as the agent, give the seller meaningful advice rather than simply saying, “They weren’t interested.”
Feedback doesn’t need to be harsh or complicated. Something as simple as “Lovely home, but the garden was smaller than we need” or “We liked it, but another property offered more space for our budget” is genuinely useful.
Buying and selling a home can be emotional for everyone involved, so a little communication and consideration goes a long way. 💙
