Darlington rents are rising faster than the UK average 👀

The latest ONS figures show average rents here in the mighty Darlington are now £689 per month, up 6.4% compared to this time last year vs a 3.8% average increase across the UK.

That local growth is encouraging, but £689 is still only an area-wide average so caution is still needed when appraising a deal.

We always check nearby comparables, tenant affordability and every cost before deciding whether a deal works.

This is of course multi-factorial but the strong economic and infrastructural investment in Darlington is making it more and more appealing as a place to live, and invest.

Running a business together is much easier when we both know what is actually going on 😅

Our weekly TLPC meeting has become a really important part of how we run the business. It gives us time to sit down, go through our projects, review the finances, discuss potential deals and agree what each of us needs to do next (even though it has to be 8pm on a Sunday when the kids are in bed).

The problem is that our current spreadsheet has started to reach its limits. Actions roll into the following week, updates sit in different places and it can take longer than it should to work out what needs our attention. So, we’re moving the whole process into ClickUp.

The aim is to create one place where we can:

✅ Run the weekly meeting
✅ Review every live project
✅ Track decisions and actions
✅ See what is overdue
✅ Look back at previous meetings

We’re still building the system and there will probably be a bit of trial and error involved, but anything that helps us use our limited time better has to be worthwhile.

You’ve heard our big 3 lessons, now here’s our biggest 3 wins 🙌🏼

It’s not all sunshine and rainbows, but it’s always important to remember what’s gone well on projects too.

Really happy with this project in the end, and we went from start to finish in less than 7 months. That’s purchase, refurb, tenant find, and refinanced - exactly the type of speed we really value whilst trying to scale our business.

Project 3️⃣ in the books!

Lots of last minute lessons on this one, but overall still a great project.

PP - £52,000
Refurb - £30,000 (had been sat at £27,000 but some last minute additions changed this)
End value - £110,000

First completed project with a new investor, who funded the majority of this deal while we did the work. They earned some really good interest, we added this property to our portfolio - a true win-win 🤝
