Looking for a last minute escape during the summer holidays? ☀☀

We have a 6 night slot available from 12th - 17th August 2023 at the beautiful 1 bedroom rural escape that is The Apple Loft.

As it's the last few nights we are doing a special offer, book a 3 night stay either the 12th - 15th August or 15th - 18th August for £400 or treat yourself to the full 6 nights for £750.

Worried about how to help your guests enjoy their stay when the weather is poor? Don't worry, we have a few tricks up our sleeves! ☔☔

1 - Offer entertainment solutions inside, whether thats some books, board games or even a streaming channel thats free for them to use.
2 - When putting together a guide book, make sure its obvious some wet weather activities, this may be with an icon, or by creating a whole section.
3 - When prepping the hamper (if you provide one) make sure there is comfort food, if there are children, maybe a cake making kit to keep them entertained.
4 - Offer the option of extra towels, maybe older ones, that the guests can use to dry off if they do brave the weather!

Part two! It would be great to get your opinions as to how service compares!

Q: Should I expect a hotel level service from an Airbnb?
A: Part 2 - As much as we don't like to compare hotels and Airbnb's it's hard not to, especially when it comes to the price. The assumption is the more expensive the property or room, the better the service will be, and this is true to some extent.

As Airbnb's are often host ran, service and the reviews that follow are always important, and in a popular area, being priced competitively is important. That being said, not all cheap properties will have poor service, or expensive ones will be amazing service.

When you look at hotel service vs Airbnb Service, think about what sort of service you want from your stay, and which best fits your needs.

Okay another question, this one is a big one, so we are going to split it into two parts!

Q: Should I expect a hotel level service from an Airbnb?
A: Part 1 - It's so hard to compare an Airbnb to a Hotel, probably the only comparison is that they are both places you can stay away from your own home. Generally speaking a hotel will have multiple staff, split into their own departments, whereas an Airbnb tends to be run by one or maybe two owners. Though this is not always the case, and many Airbnb's are now run by management companies, these properties are still a personal investment.

When entering a hotel, you would expect a receptionist, potentially a concierge, maybe even a porter to help with your room, you would use the restaurant for breakfast and have a dip in the pool, you would also be sharing these spaces with other guests.

With an Airbnb you gain your own space, meaning the need for all those staff members doesnt exist. Therefore the "customer service" you would receive from a hotel defiantly feels different to that of an Airbnb. The best way an Airbnb host can show top notch service is showing their guests they care, whether that's through a hamper, or being thoughtful about items the guests may require on their stay. Allowing the guests to be self sufficient and not needing to ask for anything is the best way to curate a fantastic stay for them...to be continued.

The pro's and con's of in person handovers

We personally love a lock box, it gives the guests autonomy when it comes to their arrival and departure times, and can reliving the stress of making it there at a certain time, or keeping someone waiting.

On the other hand the handover is where the guests can really ask any questions, and feel more open to communicating is they have any worries.

If you are going to check guests in remember some key things, this is their holiday, they may not be exactly on time. Do not enter the house unless they ask, this is their space now. Be prompt but don't rush, and remember to smile.

Okay, we've had our first question in!

Q: As a guest should I strip the bed or make it before I leave?
A: We can't speak for everyone, but we really appreciate the little things, like stripping the bed, or taking the rubbish out of the bathroom bin. It may seem the simplest tasks, but it shaves time off turn arounds.

It is entirely up to you, some may feel it's nicer to leave the place as you found it, and to us, that's the best we can hope for!

Picky teas and sunsets 🌅

As we are all toasting in this heat it's a good time to think about how you can utilise your outside space. Creating a seating area is a really good way to create another "room" for your property.

Giving guests the option to socialise outside, whether it's with a table and chairs, a set of sofa's or even a BBQ can really expand the space.

Make sure though, as with every room in your house, this is properly maintained, check you have all the correct tools, offer a small charge for charcoal or wood and ensure furniture doesnt look to tatty or rusty. Check out our previous post on maintaining your outside space.

Let's talk reviews...

Not every review is going to be the best, however, putting your best effort into every stay, ensuring you have all those added special touches, like hampers and toiletries, you can minimise how many "not great" reviews you get.

As much as you love your home, and a lot of other people do too, there may be the odd unsatisfied customer. In this instance it's a great way to see how you can better the property or how you curate each stay.

Think of a review as a stepping stone as opposed to a wall.

Should I leave my guests a hamper?

Did you know that market data recommends you spend at least 30% of one night’s stay on a welcome gift or hamper for your guest? Don't panic if you didnt!

After a long (or short) drive there is nothing better than finding milk, butter and butter ready for you. These are the basics we put in all our hampers, and always check dietary requirements when we put our hampers together. It's also great to think seasonally, for example around Christmas we swapped out our scones and clotted cream with mince pies and mulled wine.

Level up your stays.

There are so many ways to make your stays special for a guests, one of our personal favourites is making a locals guide, though this sounds so guest specific you can use little icons or categories to help your guests to navigate the local area.

If you have the time, you can also point out any local events during their stay, it may be a village fete or a live band in a local pub, it's a great way for them to really enjoy the local area without having to do hours of research!

Keeping up with the outside of your property.

If you are not doing the changeovers personally, often the outside of the house can start to look a little unkept. These last couple of weeks the grass has been springing up and flowers are blooming everywhere, it's great for the bees but you can maintain a space and keep the bees happy.

See whether your cleaner can take regular photos of the outside of the property and garden, depending on the size of the outside space, you could ask then your cleaner whether they could add an hour every other week towards the garden.

If you have a larger outside space, investing in a gardener is defiantly worth while.
