Fielding Properties Fielding Properties is an independent Daventry-based letting agency. It really is that simple. Fielding Properties is owned and run by James Fielding.

We are an independent company based in Daventry, who provide residential lettings, property management and investment services to discerning landlords across Northamptonshire and Warwickshire. We aim to provide the best possible service to both landlords tenants and truly do – to reluctantly use a cliché – treat every property as if it was our own. We are aiming to become one of the largest players in the property lettings and investment industry in Northants and Warwickshire and believe that the best way to do this is to provide a professional and unsurpassable service for a competitive fee and ensure that our clients spread the word of how happy they are with what we do. A portfolio landlord himself, James has lived in the Daventry area since 2003 and has spent his entire working life in the property industry, specialising in property investment and lettings. James is supported by a small, professional team of experienced staff who know the local area, the market and the relevant legislation inside-out and will always provide any landlord or tenant with honest, accurate and reliable advice, often based upon their personal experience. Over the years, we have built substantial, profitable portfolios for numerous landlords by ensuring they bought the right Property, in the Right Area, for the Right Price. These range from single units for first-time landlords wanting to supplement their pension to multi-million pound, double-digit portfolios for seasoned investors.

There’s a new Help To Buy scheme coming out - the real winners here are the house building companies.

You can only use it to purchase New Build and the issue with that is you pay a premium for doing so, much like when you buy a new car.

With New Build being 10-20% more expensive than comparable resale properties - so you won’t be able to sell it for what you paid for it for quite some time - it is VERY easy for buyers to end up in negative equity, especially with flats and other leasehold.

Be careful, do your research and remember that being a homeowner at any cost sometimes really isn’t worth it.

(And no, we are not just saying this because we are a letting agency, we actively encourage tenants to buy their home if they are able to. We say this because we’ve helped pick up the pieces with many first time buyers who used the previous scheme and others similar.)
