The build should be the straightforward part.

Before a project ever gets to site, there’s a huge amount that needs to be coordinated properly.

Planning approval.
Pre-commencement conditions.
Building Control.
Structural engineering.
SAP calculations.
Acoustic specifications.
Technical design.
Utilities.
And plenty more depending on the project.

Get the pre-construction stage wrong and those problems eventually find their way onto site, usually costing time, money, or both.

Get it right, and the construction team has clear information, clear specifications and a clear route to delivery.

Of course, construction will always bring its own challenges, that’s the nature of building.

But good planning means you’re solving the unexpected problems on site, rather than problems that should have been resolved before you started.

A look behind the scenes đź‘€

We’re currently on site delivering our first fit-out for this particular franchise, taking the space from its existing condition through to a fully finished store ready for opening.

We’ve delivered commercial fit-outs before, but every brand is different. Each franchise has its own design, specification and operational requirements that we need to understand and deliver accurately.

Behind the finished store is a lot of coordination, specialist trades, M&E, finishes, equipment, signage and multiple packages all needing to come together under one programme.

That’s where good planning and project management really matter.

We’re looking forward to seeing it come together.

What are the biggest challenges when running a commercial fit-out?

We caught up with Mark on our Doncaster project to talk about what actually goes into delivering a job like this.

Deliveries, site logistics, sequencing trades, managing materials and making sure everyone knows what needs to happen next, especially when you’re working to a tight programme.

A lot of these challenges can be reduced with good pre-construction planning and a clear scope of works before anyone starts on site.

And when you’re running multiple projects simultaneously, that structure becomes even more important.

But as Mark says:
“You need a good solid team.”

Plan properly. Communicate clearly. Get the right people around you.

That’s what keeps projects moving.

We’re in Doncaster with Mark, our working foreman, and the team as we transform this space into a high-end opticians for Eye Hut.

From an empty shell to a fully finished retail environment, there’s plenty happening behind the scenes to bring the design to life.

Good fit-outs come down to planning, coordination and attention to detail, especially when the finished space needs to look and feel premium.

For the first two years, it wasn’t just a work van, it was my personal vehicle. It took me to site meetings, supplier visits, client appointments and home at the end of the day.

Looking back, it’s a reminder that every business has a starting point. You don’t begin with the finished picture, you build it one step at a time.

Today, we’re fortunate to have newer vehicles and a growing team, but it’s important to remember where it all started. Every milestone is built on the work that came before it.

Everyone has a journey. Stay focused, stay consistent and keep moving forward.
