Making a rental feel like your home can make such a difference — but before you pick up the paint roller, check your tenancy agreement and have a quick conversation with your landlord or letting agent.

If they’re happy for you to decorate, get the permission in writing and make sure you know exactly what’s been agreed. 📝

It’s also worth asking whether you’ll need to paint it back or return anything to its original condition when you move out.

A little bit of admin now could save you a disagreement over your deposit later. 🧡

You might love the flat or house itself, but the area around it is going to be part of your everyday life too.

Before signing, take a little time to explore the neighbourhood — ideally at different times of day. Listen for noise, check what the entrance feels like after dark, look into parking if you need it, and try your actual journey to work.

Have a look at what’s nearby too. 🛒 Are there shops and supermarkets you’ll actually use? If you have children, what schools are nearby and would the location work for the school run? 📚

A gorgeous home is even better when the location works for your everyday life too. 🤎

📸 Protect your deposit before you even unpack.

One of the easiest ways to protect yourself as a renter takes less than 10 minutes.

Before you unpack, take clear photos of every room in the property.

Make sure you capture:

🏡 Walls, floors and ceilings
🔑 Any existing damage or marks
🪟 Windows and doors
🔌 Appliances
⚡ Meter readings

Once you’ve finished, email the photos to your landlord or letting agent and highlight any existing damage you’ve found.

Then ask them to confirm they’ve received your email and acknowledge the issues you’ve pointed out. This creates a written record from the very beginning of your tenancy.

If there’s ever a disagreement about your deposit when you move out, you’ll have dated evidence showing exactly what the property looked like when you moved in.

🏡 What’s included in the rent?

Don’t assume. Ask whether bills, furniture, appliances, parking or other extras are included.

🔒 Is my deposit protected?

In England and Wales, your landlord or letting agent usually needs to protect your deposit in a government-approved tenancy deposit scheme. You should also be told which scheme it’s in and how your deposit is protected.

💧 Is there any existing mould or damp?

Look carefully around windows, ceilings and behind furniture, and ask if there have been any previous issues.

🛠️ Are there any existing issues I should know about?

It’s better to know about a faulty appliance, a dripping tap or a temperamental boiler before you move in.

🎨 Can I paint the walls or decorate?

If you’re hoping to make the place feel like home, check what changes are allowed first—and whether they’ll affect your deposit.

🏠 Are there any planned works to the property?

Major repairs or renovations could affect your day-to-day life, so it’s worth asking before you commit.

Before signing a tenancy, don’t forget to:

🚿 Test the taps

🪟 Open every window

📱 Check your phone signal

👃 Trust your nose
