One thing I’ve learned over the years is that people often spend a lot of time waiting for the “perfect” moment in property.

But timing isn’t always the most important part.

More often, it comes down to positioning.

Right now, the market is shifting. We’re seeing changes in lending, changes in stock availability, and new opportunities beginning to appear in places people may not have expected.

The question isn’t always “Is this the perfect time?”

Sometimes the better question is:

“Am I positioned well enough to recognise opportunity when it appears?”

At Properties with Heart, we’re always looking at whether a property has the potential for meaningful transformation through renovation or remodelling while making sure the location and long-term resale potential are strong.

We often talk about “the ugliest house on the best street” because these are usually the kinds of projects where the biggest opportunity to add value exists.

Every project we take on needs to fit our business model properly from the beginning.

Not every property opportunity is the right fit for our business and that’s intentional.

We have a very clear model for the projects we take on.

We look for properties we can purchase at the right price, renovate or remodel thoughtfully, and then either refinance and hold long term or sell on to a new buyer.

So when we review opportunities, we’re always looking at more than just the property itself. We’re looking at whether the numbers work, what value can realistically be added, and whether the project fits into the wider direction of the business.

Not every opportunity makes sense for us, and that careful selection process is a really important part of what we do.

Projects like these play an important role in helping us create capital that can then be reinvested back into future developments and growth within the business.

One of the first things we look at in a property is how thoughtful improvements can create real value beyond the surface.
