We’re back to brick at The Bank Job!

Uncovered a lot about how this building has been put together and we have some key areas where structural calculations are required to inform us on key parts of the build.

Main takeaway?

Not every part of a build ( not including new build here ) can be predicted in advance.

Prepare for surprises and plan contingency and working with a great team also helps!

Does it measure up?

Architect and HMO Designer on site today taking measurements on a commercial building I’m hoping to acquire.

Taking this step by step - as we need planning - so our first step is to obtain feedback based on a planning pre-application.

Lots of things to do - let’s see where this goes.

£239K invested in property projects since this journey started…😅

I had a pinch me moment a few days ago when I realised that I had cumulatively invested £239,000 in other people’s projects.

Why?

To learn and to have walked the walk and not just talked the talk when it comes to investment.

I don’t believe I would have felt credible without this experience.

It’s enabled me to get involved in projects at a level I simply would not have been able to initially and to earn interest at a better rate for my funds than the banks have been able to offer me.

The learning hasn’t been confined to the property projects themselves, I’ve learnt what due diligence I prefer to do before committing funds, the things I expect from
people I’m investing with - not just information they communicate but their behaviour.

People do talk about figures over feelings, but I also have expectations of behaviour not just when things are going well but crucially when things go wrong - which they do from time to time.

These lessons now guide me on how I select the people I work with and what experience my investors receive.

They’re not just placing funds with me but also their trust and they are treated how I would like to be treated.

So if you’re looking to deploy funds in someone else’s project - look beyond the numbers on the paper, and in the spreadsheets and make sure the person you’re investing with is going to deliver not just the project but in manner that keeps you informed and reassured no matter what happens.

This week didn’t go to plan…

A parked van somehow rolled down the road, collided with my parked car, shunting it into a telegraph pole.

No one was hurt but my car (and my schedule) definitely took a hit.

It meant cancelled plans, rearranged meetings and a few disrupted days with calls to deal with insurance that consumed time that I hadn’t budgeted for.

Property is a lot like this.

Things move when they shouldn’t, surprise costs appear, timelines shift.

You can’t control everything – you can control how you respond.

After the phone calls and paperwork, I went straight back to focusing on what I’m building: solid property projects with strong fundamentals and clear returns for investors.

Resilience, problem-solving and staying calm when things go wrong – that’s exactly what I bring to my deals and to the people who invest with me.

I’ve been feeling uncomfortable…And I’m ok with it - I think 😅

Currently doing things that I would not have imagined doing a year ago.

I entered the weekend with the voice of the old me asking what the hell I was thinking of with the projects that I’m taking on - the last few days have been a cycle of worrying about unknowns or challenges - some that needed solving that day, others that are “tomorrow’s problem”.

What I’ve learnt is that the problems you start the day with may turn into different things that require a different solution by the end of the day and likewise for tomorrow.

So I’m going from a state of discomfort, brainstorming ( not necessarily immediately) and coming up with a solution - often imperfect but gives me a way forward to the next step - it feels like a rollercoaster and not always pleasant.

Having been a classic, analytical overthinker from the corporate world - this has been a big adjustment.

One thing I have learnt is that there is always a way forward - sometimes you just need to define what that is.

Is it worth it?

I’ve learnt that there is growth here - the person I am through the problems I’ve faced is so different in a positive way to the person I was 18 months ago, a year ago or even since the start of the year.
