I'm delighted to welcome back Unipol Student Homes - Nottingham who are supporting DASH Services' East Midlands 2026 Housing Conference once again!

A national student housing charity established in 1975, Unipol works to raise standards and professionalism across the sector. Through their accreditation Codes, Unipol supports landlords and letting agents in providing safe, well-managed student housing, alongside their long-standing partnerships with universities in Leeds, Nottingham and Bradford.

Unipol's team will be joining us on the day and taking their place in one of our afternoon workshops: Student Landlords: Six Months In - How Bad Is It Really? In the workshops they will sit alongside Irving Hill, founder of Sulets and Rich Dawson one of our DASH landlords, to answer questions directly - a brilliant chance to get practical, sector-specific guidance straight from the experts. Together they will present a practical update on how the Act is impacting student landlords in reality. What's working, what's not and what have student landlords learnt so far? They'll share honest experiences, key challenges and the most effective survival strategies.

Renter’s Rights Act 🏠

We are encouraging private landlords wanting to learn more about how the Renter’s Rights Act will impact them to attend the East Midlands Housing Conference 2026.

Organised by DASH Services, this will provide landlords, letting agents and housing professionals with practical guidance on the real-world impact of the Act.

Landlords will hear from leading experts, gain practical advice on compliance, and explore how the changes are reshaping the private rented sector.

Housing law specialist David Smith and Suzanne Smith, author of The Good Landlord Handbook, will deliver the keynote presentations.

They will be joined by a range of expert speakers leading interactive workshops throughout the day.

An exhibition featuring organisations that support landlords and housing professionals will also run alongside the conference.

Today is the last day of May and also the deadline for landlords and agents to have issued the ‘Government Information for Tenants’ sheet. Please don’t rely on ‘I’ve a good relationship’ with my tenant so I don’t need to do this - as your reason.
EVERY landlord needs to do it so take 2 mins of your Sunday and ping it over to your tenants today.

This is a reminder for all landlords and agents out there that this weekend is the DEADLINE for issuing the ‘Tenant Information Sheet’ to your tenants. If it is still sitting on your ‘must do’ list - now’s the time folks ‘

Big moment for everyone involved with DASH Services

We’re incredibly proud to see our innovative ‘Call Before You Serve’ service recognised in the government publication:

For those who may not know, ‘Call Before You Serve’ was created by DASH to do something simple but powerful:

* Prevent homelessness before it happens
*Support landlords and tenants to resolve issues early
+Reduce unnecessary possession action
*Keep tenancies sustainable within the PRS
*Help local authorities manage demand through practical intervention
*Help Landlords feel valued

Being name checked in a national strategic document is more than recognition of a service - It’s recognition that prevention-led partnership working in the PRS really does work.

At a time when housing pressures continue to grow, services like ‘Call Before You Serve’ show the value of early engagement, mediation, advice and collaborative problem solving rather than waiting for crisis point.
