🏡 **TIMING IS EVERYTHING AT HAZLEDEAN** 🏡

The primary boarding is now taking place, and the next stage is starting to line itself up.

From the outside it might just look like boards going on, scaffold being moved around and a few more materials appearing on site…

But behind the scenes, this is where the diary starts getting serious.

The scaffolding has been adapted ready for the render.

A few final tweaks are being sorted around the blinds and sliding doors.

The decorators are already on my case for a date.

SSE are booked in for the new connection.

The render has to be done before that happens.

The scaffolding is booked to get the top hat off ready for SSE.

The solar guys are waiting for the drop of the hat.

And somehow… we have to pull all of that together in about a week. 😅

No pressure then.

This is the bit of a project where everything has to land in the right order. One trade finishes, the next one starts, scaffold moves, services connect, weather gets watched, phone calls get made, and everyone gets lined up ready for their slot.

It is all about timings now.

The team have pushed hard to get us to this point, and the next week is going to be a big one.

The scaffolders are back.

The top hat is coming off.

And very soon, we finally get the reveal. 👀🏡

🏡 **LOOKING AFTER THE BIG JOBS… AND THE LITTLE THINGS TOO** 🦇🌿

At **The Old Stables**, we always look after the clients and the job in front of us.

But sometimes it’s the little things people could easily miss that matter just as much.

Today, Shayne was on the case.

She spotted a bit of movement, stopped everyone, and there it was… a little vole needing a helping hand.

A quick rescue, moved safely out of harm’s way, and then back on with the job.
To be fair, it seemed very happy with Shayne’s natural nature vibes. 😂🌿

It’s not just about the building work here.

We’ve also got temporary bat boxes in place while the works are running, and we’re incorporating new homes and spaces for wildlife once the job is finished.

Because when you’re working around old buildings, trees, hedges and gardens, you’re not just changing a property — you’re working around everything that already lives there too.

Back to the bigger stuff…

The septic tank hole is dug.

Concrete is in.

And even the surprise **400mm rock plate** in the bottom of the hole was no match for the team.

Those rocks are not going to waste either. They’ll now be reused as a permanent feature to help hold back soil and protect the area where the winter water runs down from the road.

That’s the bit we love.

Problem turns up.

Team deals with it.

Something useful comes out of it.

A busy day, a wildlife rescue, a tank base in, rocks beaten, and another step forward at The Old Stables.

Not a bad day at all. 🏡💚

🚜 **WE’RE GONNA NEED A BIGGER DIGGER...** 🚜

Sometimes a job starts with one clear plan...

And then the plan grows.

And grows.

And then two very large treatment plants turn up and everyone stands there thinking...

**WOW. That’s going in the ground?!** 😂

With the treatment plant going in for **Cavalier & Mill Farm**, and another going in for **The Old Stables**, it made complete sense to combine the works.

Opposite sides of the road.

Same delivery.

Same team.

Same plant.

Same plan.

Work smart, save time, and keep things moving.

Then, as often happens on a job...

One client says:

“While the diggers are coming...”

And suddenly we’re not just installing a treatment plant.

We’re looking at:

175m² of new patio.

Raised beds.

Power and data to the garage.

A car charger linked back to the house.

Meter monitoring.

Services.

Groundworks.

Landscaping.

And a full garden transformation.

Well...

We do like a challenge. 😂

But there was one small problem.

The digger we had originally planned was not going to cut it anymore.

So yes...

We needed a bigger digger.

And luckily, we did.

Because when these tanks arrived, they were not exactly small.

You can look at the specification.

You can have the meeting with the rep.

You can work out the invert levels.

You can plan the pipe runs.

You can know exactly what is coming.

But then it turns up on site and you still have that moment of...

**That whole thing is going underground?!**

This is the part of construction people often don’t see.

Before the nice patios.

Before the raised beds.

Before the finished garden.

Before the clean lines and final touches.

There is planning.

Digging.

Levels.

Drainage.

Services.

Access.

Machinery.

And a lot of problem solving.

It may not look pretty yet, but this is the groundwork that makes everything else possible.

And when it’s done properly, the finished job works properly.

The tanks are here.

The digger is ready.

The plans are growing.

And the project is officially getting serious.

🏡 **THE OLD STABLES – THIS TRANSFORMATION DESERVES ITS OWN POST...** 🏡

I couldn’t add all the photos I wanted for context on the last update...

But I think you need to see this transformation properly.

Because sometimes one finished photo doesn’t tell the full story.

It doesn’t show the mud.

The trenches.

The drainage.

The services.

The diggers working overtime.

The scaffold.

The piles of rubble.

The planning.

The problems.

The broken hydraulic hoses.

The hundreds of decisions that happen before something starts looking “finished”.

At **The Old Stables**, this has been a proper transformation from the ground up.

From the early groundworks and service runs, through to the structure, roof, oak cladding, windows, plastering, decorating and now the oak flooring starting to go down.

Every stage has changed the building again.

Outside, the site is being cleared and shaped ready for the next phase.

Inside, the rooms are finally starting to feel like a home.

The oak flooring has completely changed the feel of the space, bringing warmth and character back into the building, especially alongside those original beams.

That’s the bit we love.

Old and new working together.

Keeping the character.

Respecting the building.

But bringing it back to life properly.

This is why progress photos matter.

Because the finished result is never just the final coat of paint or the last board of flooring.

It’s everything that came before it.

All the messy bits.

All the hidden bits.

All the days where it looks worse before it looks better.

And then suddenly...

You look back and realise just how far the project has come.

The Old Stables is now full throttle towards the finish.

The piano may have played its final tune...

But this building is very much coming back to life. 🎹🏡😂

🎹🔥 **SAD DAY FOR PIP AT THE OLD STABLES...** 🔥🎹

It was an emotional day on site.

After months of sitting proudly in the middle of the project, surviving dust, plaster, scaffold, tools, cables, flooring deliveries and plenty of site banter...

The beloved piano finally played its last song. 🎹😢

Pip gave it a final farewell performance.

A touching moment.

A musical send-off.

A proper goodbye.

Then it was time for the piano to head off to its final resting place.

The plan was simple...

Off to the fire it goes.

But then...

The phones started going crazy.

Alerts everywhere.

“What the hell is that?!”

Apparently, even the government had decided today was not the day for a bonfire. 😂🔥

Convenient timing?

Or have we underestimated Pip’s power to play?

Because somehow, just as the piano was about to meet its fiery end, the country appeared to intervene.

I’m not saying Pip arranged it...

But I’m also not saying he didn’t. 🤣🎹

All jokes aside, it has been full throttle at **The Old Stables**.

The site has been cleared.

The diggers have been working overtime.

A hydraulic hose decided to split and join in with the drama.

The team were straight on it.

No panic.

No fuss.

Just another day on site.

Inside, the oak flooring is now starting to go down, and what a difference it makes. The rooms are changing again, gaining warmth, character and that finished feel we’ve been working towards.

Outside, the transformation keeps moving forward too.

And as for the windows...

The client wanted grey windows.

So the client gets grey windows. 🏡

That’s how we like to do things.

Listen properly.

Plan properly.

Deliver properly.

There’s still plenty happening, but every day now this project is looking less like a building site and more like the home it was always meant to become.

The piano may be gone.

Pip may still be recovering.

The digger may have needed a bit of attention.

But The Old Stables is pushing on.

Full throttle.

Full team effort.

And still plenty of laughs along the way.

Rest in peace, piano.

You served us well. 🎹😂

🏡📸 **A PICTURE IS WORTH A THOUSAND WORDS...** 📸🏡

When you’re building something as detailed as a Passive House, every stage matters.

The structure.

The insulation.

The airtightness.

The services.

The zinc roof.

The hidden details.

The workmanship that most people will never see once the walls are closed up.

Phones have great cameras these days, and we take plenty of site photos ourselves, but there is a big difference between taking a quick snap...

And properly capturing the story of a build.

That’s why, right from the start of our **Halzledean Passive House** project, I asked **Nicki Douglas-Lee Photography** to come along and document the journey properly.

Not just the finished result.

The whole story.

From the groundworks and slab, through the frame, roof, internal works, services, detailing and everything in between.

Because when you’re building to Passive House standards, the work that disappears behind the finished surfaces is just as important as the work everyone sees at the end.

And Nicki has absolutely captured that.

Now, I’ll be honest...

I’m normally rushing around site, covered in dust, trying to get five things done at once, so it has been brilliant having someone there who actually slows the moment down and sees the job differently.

Although she has definitely told me more than once:

“Lee, don’t walk around, you’re going to mess up the light in the room.”

Or...

“I need that moved.”

Or...

“I need to be over there to get this shot right.”

And to be fair...

She was right every time. 😂

All jokes aside, she knows exactly what she’s doing.

The time she takes setting up the shot, finding the right angle, working with the natural light and making sure the image actually tells the story is something you don’t always appreciate until you see the finished photos.

With everything going on, I haven’t even had chance to properly look through all the photo bundles yet.

So I asked Nicki to pick just a few images that showed the project from the start to where we are now.

Then I waited.

And waited.

Then I got the message:

“Lee, I am doing it, but I’ve got so many amazing shots that every time I look, I change my mind on what to send.”

Well...

This is the selection she sent over.

And honestly, I don’t think I need to explain them too much.

The pictures do that for me.

From the early groundworks, to the structure, to the roof, to the internal details and the progress taking shape, these photos show just how much work, planning and craftsmanship goes into a build like this.

This isn’t just a house.

This is a major Passive House project being documented properly from start to finish.

A massive thank you to **** for capturing the journey so far and for showing our work in a way that does it justice.

There is still a long way to go on this project, but seeing these photos really does make you stop and appreciate how far it has already come.

A picture is worth a thousand words.

And in this case...

Probably a few thousand screws, a few miles of cable, a lot of concrete, a zinc roof and an airtightness result we’ll never stop being proud of. 🏡💚

🏡 **HALZLEDEAN UPDATE – NO MORE PLY... NO MORE ARMS!** 💪😂

Now that the cables are in place, the next stage is underway.

The cement boards are going on.

And these are not exactly lightweight.

Each board is coming in at around **45kg**, and with the scaffold, roofline, tight walkways and awkward positions to work around, getting them into place is definitely not a five-minute job.

This is one of those stages that looks fairly simple once it’s done...

Boards on wall.

Screws in.

Move along.

But in reality, there’s a huge amount of effort behind it.

Every board has to be carried, positioned, lined up, fixed correctly and worked around all the details that are already in place.

Windows.

Roof junctions.

Cables.

Membranes.

Airtight details.

Scaffold tubes exactly where you don’t want them. 😂

But this is how the build moves forward.

The hidden work is done.

The cables are in.

The building is getting closed up.

And the external finish is another step closer.

As always, the team have been cracking on and putting the work in.

Although Pip did pipe up today and say...

**“I’m going to sleep well tonight.”** 😂

To be fair, after shifting 45kg cement boards through scaffold all day, I think that’s probably the understatement of the week.

This is the part of the job where progress starts to look very real. The building is slowly losing the exposed construction look and moving towards the clean finished surface ready for the next stage.

One board at a time.

One detail at a time.

One step closer to the finish.

Great effort from the team again today. 💪🏡

🏡 **THE OLD STABLES – DECORATING IS COMING ALONG BEAUTIFULLY** 🏡

This is always one of the best stages of a project.

The dust is still there.

The tools are still there.

The cables are still hanging.

But suddenly the building starts to feel less like a site...

And more like a home.

Over at **The Old Stables**, the decorating is now well underway and the rooms are really starting to come together.

Freshly finished walls, clean lines, natural light pouring through the windows and those beautiful old beams still showing the character of the original building.

This project has always been about balancing the old with the new.

Keeping the history.

Keeping the charm.

But turning it into a modern, warm and practical home.

The next big stage is the oak flooring, and that is going to completely change the feel of these rooms again.

Once the oak goes down, the whole place will start to gain that warmth, depth and finished character we’ve been working towards from the beginning.

Of course, before that happens, there is still plenty of careful preparation to do.

Because with oak flooring, like everything else on a job like this, the finished result is only as good as the work that goes in underneath it.

No shortcuts.

No rushing.

Just steady progress and attention to detail.

We’re nearly there now, and it’s brilliant to see this old stable building becoming the home it was always meant to be.

The scaffold, dust sheets and site lights will soon be gone...

And what will be left is something very special.

Watch this space. The oak floor is next. 🌳🏡
