🚫 Goodbye Section 21: 'No-fault' evictions are a thing of the past.

🔄 Rolling Tenancies: Almost all fixed-term contracts have automatically become periodic (rolling).

🐾 Pet Power: Tenants now have a legal right to request a pet (and landlords can’t say no without a good reason).

💰 Fairer Rents: No more "bidding wars" over rent prices and a cap on rent in advance.

It’s all about creating a more stable, professional market for everyone. Landlords: Don't forget you have until May 31st to send the new government Information Sheet to your current tenants! 📑

The Renters’ Rights Act is no longer "on the way"—it’s almost here. On May 1st, 2026, the rules for every landlord in England will change overnight.

What you need to know:

Section 21 is gone: "No-fault" evictions are being abolished.

Periodic Tenancies only: Fixed terms are a thing of the past; everything moves to rolling monthly contracts.

Notice Changes: Tenants only need to give 2 months' notice to leave at any time.
