EPC compliance is one of the most important and most misunderstood — areas of landlord legislation right now. Here's what you actually need to know in 2026.

The current rule
All privately rented properties in England must have a minimum EPC rating of E to be legally let. If your property is rated F or G, you cannot legally rent it out without an exemption in place.

What's coming
The government has proposed raising the minimum to C for new tenancies. The timeline has shifted more than once but the direction of travel is clear — properties rated D or below will eventually need improvement. If your property is currently D, now is the time to plan, not wait.

What affects EPC ratings
Insulation — loft, cavity wall and floor insulation make the biggest difference. Boiler efficiency — a modern condensing boiler improves the rating significantly. Windows — double glazing versus single glazing. Heating controls — smart thermostats and TRVs contribute.

What an EPC assessment involves
A qualified assessor visits the property, assesses the construction, heating system, insulation and windows, and produces a report with a current rating and recommendations for improvement.

How long is it valid
10 years from the date of issue. You need a valid EPC before marketing a property to let.

Most people view a property the way they'd view somewhere to live. As an investor, you're looking at it differently. The question isn't whether you'd want to live there. It's whether the numbers work and the risks are manageable.

Here's what to check.

Structural condition
Damp, roof condition, guttering, windows, pointing on the brickwork. These are the expensive fixes. Look up at the ceilings, check corners of rooms, smell the air in the basement or ground floor. A damp survey before exchange is always worth it on an older property.

Heating and boiler
How old is the boiler? When was it last serviced? A boiler replacement costs £2,000–£3,500. Factor that into your offer if it's near end of life.

Electrics
Is there a consumer unit or an old fuse board? Old wiring is a red flag. Ask for the last EICR if available.

Layout and tenant appeal
Would a working professional, family or key worker actually want to live here? Is it near transport links, schools, amenities? The best numbers on a poorly located property still produce voids.

Refurbishment scope
Be realistic about what needs doing. Kitchen, bathroom, flooring, decorating — get a rough cost in your head before you leave. Add a 15–20% contingency.

One-off fee to find and reference a tenant — usually one to two weeks' rent. You manage the tenancy yourself after that.

Rent collection
Typically 8–10% of monthly rent. Agent collects and passes it to you. Compliance and maintenance remain your responsibility.

Full property management
Usually 10–15% of monthly rent. This typically includes rent collection, compliance management, inspections, tenant communication and day-to-day management. Some agents include maintenance coordination, others charge separately for it. Always check exactly what's included.

What to watch for
Renewal fees, setup fees, inventory fees, arrears management fees — this is how some agents keep the headline percentage low while charging for every individual task. Always ask for a full fee schedule.

Rents

Demand

Standard home insurance won't cover a rental property. If tenants are living there and you're relying on a standard policy, you may not be covered at all.

Here's what landlord insurance should actually include.

Buildings insurance — covers the structure against fire, flood, subsidence. Non-negotiable.

Loss of rent cover — if the property becomes uninhabitable due to an insured event, this covers your lost income while it's repaired.

Property owners liability — protects you if a tenant or visitor is injured at the property.

Legal expenses cover — tenant disputes, eviction proceedings, rent arrears cases. Increasingly worth having.

What you probably don't need: accidental damage by tenants sounds useful but is rarely paid out. Read the exclusions before paying for it.

Insurance decisions should always involve a qualified broker — but getting the right cover in place is part of running a compliant, protected portfolio.
