Back with another installment of our A 🍏 to Z🦓 of Residential Surveying!

These spaces are key indicators of habitability, as they provide essential facilities for cooking, hygiene, and daily living. We evaluate their functionality, condition, and quality to determine whether a property meets lending criteria.

A modern, well-maintained kitchen and bathroom can significantly enhance a property's value and appeal, while outdated or defective installations may raise concerns.

Whilst considered "outdated" we do both love finding an “avocado” suite! 🥑 🛁

Another A🍏to Z 🦓for you.....

𝐈 for 𝐈𝐧𝐬𝐩𝐞𝐜𝐭𝐢𝐨𝐧! 🕵️‍♀️

During a property inspection, we conduct a thorough examination of the entire premises, both internally and externally, including access to all accessible areas such as the roof space. 🏠

An inspection involves taking precise measurements 📏 of the property’s floor area. We will document details of the construction, noting materials used for walls, floors, and roofing, as well as the types and condition of windows, doors and fixtures and fittings 🏚️
Additionally, we will detail the heating system and overall energy efficiency where required for a Home Report.

With all of this in mind, the time taken for an inspection will therefore vary dependant on size and complexity of the property and the purpose of the report. Some surveys are less intrusive e.g. market valuation or EPC, than others e.g. full Home Report.

By examining each aspect of the property, we can ensure a comprehensive report that accurately reflects the property’s condition and in turn value.💷
